Position : SENIOR PRECONSTRUCTION MANAGER

Reporting to the Director of Preconstruction, the Senior Preconstruction Manager provides project team leadership and has overall responsibility for the success of the project. The role also involves lead generation, proposal preparation and presentation, and client relationship maintenance. The Senior Preconstruction Manager is key to delivering top-line project results to the client.
Senior Preconstruction Responsibilities
- Safety - Proactively places a high priority on safety at all times and asserts that priority whenever and wherever needed
- Collaboration with operations staff to develop project-specific safety estimates
Preconstruction
Promotes, solicits, and develops involvement from operations during the preconstruction phase in support of project successIntegrates with the design team and owner to provide a professional service throughout the design phaseDevelops as a recognized professional in a company market sectorRisk Management
Maintains an in-house system of pre-qualified subcontractors and vendors to assure quality control and limit risk to Pinkard and its clientsPrepares cost proposals for value engineering options prior to evaluation by the design team and OwnersReads and is familiar with owner preconstruction and construction agreements for assigned projectsTracks and manages preconstruction project costs as they relate to revenue and scope of servicesTeam Leadership
Provides leadership to the project team from inception through construction documentsPromotes constructive working relationships and a firm-but-fair approach with owners and designersEnsures collaboration toward safety, quality, and profit goalsManages owner and architect relationships to ensure client satisfaction and trustWorks with design teams to understand project goals and prioritiesProvides management, oversight, performance evaluation, training, and career development support for direct reportsEstimating
Provides complete estimates for projects from initial design through final design documentsProvides interim budgets based on partial design information to keep project costs within targetDirects all aspects of the estimate process from quantity takeoff through project operations interfaceEvaluates subcontractor bids for scope completenessDocuments evolution of the design via meeting minutes and RFI processesPromotes internal peer review of estimates prior to client presentationsScheduling
Ensures the preconstruction schedule is developed, maintained, updated, communicated, and implemented in accordance with owner agreement and Pinkard standardsDefect Prevention
Provides input on constructability of design documents and identifies document discrepancies, lead-time impacts, high-risk elementsSolicits third-party reviews and ensures comments are incorporated into contract documentsRequirements
7 years of experience in preconstruction, construction, and / or related industryKnows and can perform the duties of a Preconstruction Manager on large and complex projectsBachelor's degree inConstruction Management or related engineering / architectural programFamiliarity with multiple forms of collaborative project delivery (including design-build and hard bid)Experience with all phases of design from conceptual to final drawings and specsExperience with a General Contractor in one or more markets : Senior Living, Higher Education / Municipal, Healthcare, Affordable Housing or OfficeOSHA 10-hour certified every 3 yearsApplicants must pass a drug test before starting work or receiving an offerCompensation
Salary range : $133,350 to $200,024 per year + Profit Sharing . Actual base pay determined by experience, internal equity, skills, qualifications, and other factors permitted by law.
