Position Summary
The Maintenance Mechanic is responsible for ensuring the property's physical condition, meeting agency standards, and managing and responding to resident maintenance issues and repairs. The mechanic performs a variety of skilled work in the maintenance, repair, alteration, and installation of appliances, equipment, and fixtures in several of the building trades, including heating and air conditioning (HVAC), carpentry, electrical, painting, plumbing, and construction of Housing Authority facilities, with no direct supervisory responsibilities.
Duties and Responsibilities

Maintain and repair Housing Authority facilities, equipment, and buildings by performing a variety of skilled carpentry, electrical, plumbing, heating, air conditioning, and related maintenance and mechanical repair work.Install, maintain, repair, replace, troubleshoot, and diagnose gas and electric heating systems, air conditioning and refrigeration systems, components, and parts, including but not limited to controls, valves, pilot assemblies, thermostats, coils, compressors, condensers, evaporators, motor relays, ducts, registers, dampers, roof jacks, and assorted heating, air conditioning, and refrigeration systems including cleaning furnaces and replacing filters; ensure safe and efficient operation of heating and air conditioning and refrigeration systems by industry codes and standards.Install, maintain, repair, replace, troubleshoot, and diagnose evaporative cooling systems, components, and parts, including but not limited to pumps, motors, belts drain, floats, spiders, valves, cages, thermostats, ad related controls; perform preventative maintenance on evaporative cooling systems including cleaning cooler cabinets, pans and building roof; ensure safe and efficient operation of evaporative cooling systems per industry codes and standards.Install, maintain, repair, and replace the full range of plumbing systems, components, and parts, including but not limited to hot and cold-water lines, sewer lines, building drains, gas and electric water heaters and elements, toilets, sinks, lavatories, showers, tubs, and fixture trim, faucets, drains, and traps, pumps, and related appurtenances on all types of pipe and fittings.Install, maintain, and repair the full range of electrical systems, components, and parts, including, but not limited to, electrical fixtures, circuits, breakers, fuses, receptacles, switches, lighting, interior and exterior wiring, conduit, motors, pumps, and space heating equipment; wall and baseboards, heaters, and related items.Perform the complete range of carpentry duties as assigned, including but not limited to installing, remodeling, repairing, and replacing a variety of facility components such as counter, tables, desks bookshelves, cabinets, partitions, walls, windows, glass, screens, shades, drapes, curtain rods, doors, trim baseboards, door casing, door jambs, thresholds, weather stripping, caulking, and related items and fixtures and construct a variety of specialized items as required.Install, maintain, repair, replace, troubleshoot, and diagnose appliances, including but not limited to gas and electric ranges and stoves, refrigerators, water fountains, garbage disposals, dishwashers, and related appliances; perform preventative maintenance on appliances.Install, maintain, repair, replace, and replace door locks, passage sets, deadbolts, panic hardware, door stops, and associated components on wood, metal, and other doors; re-key cylinders; replace parts; maintain records of locks used and installed; repair garage doors, including replacing rollers, locking devices, and alignment.Install, maintain, repair, and replace various types of ceramic tile, including grout, laminated plastics, telephone lines and jacks; carpet; metal carpet strips, floor tile, linoleum, ceramic tile, or related floor and wall coverings; roof shingles, built-up or other roofing materials, interior and exterior fixtures including but not limited to towel bars, toilet tissue holders, soap trays, mailboxes, house numbers, clothes lines and related items .Install, maintain, repair, and replace various block, stucco, and concrete surfaces; prepare surface foaming, and pour and finish concrete.Install, maintain, repair, and replace various types of drywall and plaster walls and prepare, paint, and finish such surfaces.Inspect properties daily, pick up debris, clean, and ensure a high-quality curb appeal.Must be able to perform the job duties of a lower-level maintenance classificationContinuously travel between different sites and locations at a moments notice or in an emergency.Monitor and maintain records and logs.Operate, maintain, and repair a variety of machine tools and equipment such as power saws, power sanders, drills, paint sprayers, welders, plumbing snakes, prodders, router grinders, electric generators, power planners, Freon recovery machines, vacuum pumps, scales, and power washers.Inspect building, equipment, appliances, and fixtures to identify actual and potential building maintenance and needed repairs.Read and interpret sketches and diagrams, drawings, and blueprints.This position is eligible to participate in the collective bargaining unit (SEIU), which represents certain Southern Nevada Regional Housing Authority employees.

Education, training, and work experience :
High school diploma or GED.Three (3) years of relevant experience in residential building and / or facilities maintenance.Demonstrated hands-on experience in the following areas : carpentry, plumbing, electrical, refrigeration, heating, and cooling.Excellent communication, problem-solving, crisis management, time management, and organizational skills.Licenses and Certifications
A Valid Nevada Drivers License, or the ability to obtain one
HVAC Certification required, EPA Universal Type I and II required
OSHA 10-Required
OSHA 30-Preferred
Physical Ability :
This job requires seeing, talking, or hearing; continuous gripping or feeling with hands; typing / repetitive movement; frequent standing; frequent sitting; frequent reaching with hands and arms; occasional climbing or balancing; occasional walking; occasional stooping, kneeling, crouching, or crawling. Occasionally required to lift / and or move up to 20 pounds. The job requires depth perception.
