Action Property Management, a premier management company, is seeking a full-time  Maintenance Supervisor II  to join our team at The Beacon in  San Francisco.

The Maintenance Supervisor II is responsible for the daily oversight of engineering and maintenance operations at the assigned property. This includes supervising staff, managing work assignments, performing complex maintenance and repair tasks, and ensuring building systems operate efficiently and safely. The Maintenance Supervisor II will also be responsible for responding to building emergencies as needed.

Job Responsibilities :

  • Mechanical Systems and Maintenance
  • Assist with developing and implementing comprehensive maintenance programs to optimize building performance and minimize downtime.
  • Conduct regular inspections and audits to assess building systems and identify maintenance needs.
  • Assist with analyzing energy usage data and recommend energy-saving measures.
  • Provide technical guidance and support to the onsite Maintenance team.
  • Assist with Developing and implementing standard operating procedures for maintenance tasks.
  • Ensure compliance with all applicable codes, regulations, and safety standards.

Vendor Management

  • Assist with negotiating contracts with vendors and suppliers to optimize costs.
  • Oversee vendor performance and ensure adherence to contract terms.
  • Assist with identifying and implementing cost-saving measures through vendor partnerships.
  • Personnel Management

  • Supervise, train and develop the assigned Maintenance team
  • Conduct performance reviews and providing feedback.
  • Foster a positive and collaborative work environment.
  • Project Management

  • Assist in planning and executing capital improvement projects.
  • Provide technical expertise and support for construction projects.
  • Monitor project budgets and timelines.
  • Emergency Response

  • Respond to emergency calls and coordinate response efforts.
  • Assist in developing and implementing emergency response plans.
  • Assist in conducting regular emergency drills and training sessions.
  • Qualifications / Requirements :

  • Must be at least 18 years of age and pass a pre-employment background check and drug screening
  • High School Diploma or GED Equivalent
  • Minimum of 5 years of building maintenance or facilities management with at least 2-3 years of experience leading a team of technicians
  • Strong technical knowledge of building systems, including HVAC, plumbing, electrical, and fire safety systems
  • Excellent leadership, organizational, and communication skills
  • Ability to manage multiple tasks and prioritize effectively
  • Proficiency in maintenance management software and Microsoft Office Suite
  • Certificates, Licenses, Registrations :

  • Minimum of a high school diploma or equivalent. College degree is a plus.
  • EPA / 608 Certification
  • High Rise Fire Safety Director
  • Fire Pump
  • HVAC Fire Director Certification
  • OSHA 10 & OSHA 30
  • CPO as needed
  • Compensation : $100,000- $120,000 Annually + Comprehensive Benefits Package

    Schedule : Monday- Friday; 8 : 00 AM- 5 : 00 PM + On-Call
