Position Overview

This role reports directly to the Partners of Greenlight Communities and will play a pivotal part in sourcing, analyzing, and executing new land acquisition and development opportunities across Arizona. The Analyst will support all phases of the acquisition and development process from initial underwriting and market analysis through due diligence, entitlement coordination, and handoff to construction.

RESPONSIBILITIES & DUTIES

• Perform due diligence associated with acquisitions, dispositions, and financing, including ordering and reviewing 3rd party reports, analyzing findings, maintaining critical date timelines, providing pre-closing budget analysis, and preparing due diligence summary reports
• Conduct market, demographic, and economic research as required for analysis of potential acquisitions. Create detailed financial models leveraging internal and external data sources.
• Support underwriting efforts for potential land acquisitions, including preparation of preliminary proformas, investment summaries, and related financial analyses.
• Prepare internal acquisition and entitlement approval packages for executive review.
• Manage critical date timelines for several acquisitions concurrently.
• Provide support for land entitlement and project development
• Manage coordination among internal teams and external consultants (environmental, civil, architectural, and legal) throughout the due diligence and entitlement processes.
• Coordination of City submittal packages from Pre-app through construction permitting
• Coordination with Greenlight attorneys, title company, and 3rd party consultants for title & survey matters
• Detailed permit tracking including submissions, City comments & resubmittals, budgets, and payments
