Responsibilities
- Oversee all operations of a housing community under the supervision of the Regional Manager, including personnel, leasing, maintenance, financial, administration, and risk management.
- On-site leadership : supervise property staff to ensure compliance with Asset Living policies, safety and fair housing guidelines, and liability considerations.
- Personnel management : screen, hire, train, coach, and develop on-site staff; provide ongoing training and performance management; schedule office and maintenance staff; address performance issues with supervision and HR as needed.
- Financial management : work to maximize net operating income through cost control and leasing strategies; develop yearly operating budgets / forecasts; monitor deposits, rent collections, vendor invoices, and financial reporting.
- Strategic leasing management : develop yearly marketing plans, implement leasing strategies, handle resident relations, and maintain accurate reporting systems; show, lease, and move-in prospective residents; implement resident retention programs.
- Administrative and maintenance management : ensure accurate reporting, manage emergency response on-site, monitor service request turnaround, and maintain property appearance with regular inspections.
- Plan and utilize property resources efficiently, obtain bids, and manage contractors to ensure quality and timely make-readies.
Education / Experience
High School Diploma or equivalent; Bachelor’s degree preferred or four years of experience in the housing industry; or one to two years related experience and / or training; or equivalent combination of education and experience.Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred.Ability to perform on-site software functions; basic computer skills required; knowledge of Fair Housing Laws and OSHA requirements.Physical Requirements
Regularly communicate with others; operate within physical requirements of the role, including possible overtime, weekends, and night hours (emergencies).Remain stationary or move as needed; conduct site visits and inspections; work in various environments, including outdoor conditions and confined spaces; lift and move items up to 25 lbs; operate machinery, vehicles, and tools as required.License / Equipment
Must have reliable transportation due to emergency on-call requirements.Salary Range : $60,000 per year to $62,000 per year
