ASSISTANT COMMUNITY MANAGER — The Assistant Community Manager is responsible for overseeing, under the supervision of the Community Manager, the day-to-day operations and financial functions of the housing community. The role supports delinquency and rent collection to optimize cash flow and financial position and manages operations in the absence of the Community Manager. This onsite leadership role supervises property staff to ensure compliance with company policies, safety, fair housing, and liability considerations.

Essential Duties & Responsibilities

Financial Management

  • Post payments and income from applicants, current residents, and non-current residents accurately and timely.
  • Process and reconcile daily accounts receivable.
  • Monitor and follow up on bad debt, including late notices, resident / guarantor contact, and evictions filings.
  • Assist the property in meeting budgeted revenues, expenses, and Net Operating Income (NOI).
  • Post charges to resident and non-resident accounts; include utility bill-backs where applicable.
  • Perform end-of-month closing procedures and reporting.
  • Maintain accurate records and audit resident files for accuracy.
  • Walk units and post move-out charges, statements, and security deposit refunds.

Personnel Management

  • Regular / daily onsite attendance is required.
  • Screen, hire, train, coach, and develop onsite staff using consistent techniques and directives.
  • Ensure staff effectiveness through ongoing training and guidance in compliance with Asset training benchmarks.
  • Promote harmony and quality performance; ensure policy compliance.
  • Strategic leasing management and effective leasing techniques to close deals, follow up, document leases, and maintain accurate reporting.
  • Implement marketing strategies per the annual marketing plan.
  • Address resident complaints and requests to ensure satisfaction.
  • Develop resident retention programs (events, promotions, newsletters, etc.).
  • Show, lease, and move-in prospective residents.
  • Administrative Management

  • Provide excellent customer service and monitor service request turnaround and maintenance responsiveness.
  • Maintain property appearance; ensure timely repairs with regular inspections.
  • Assist with supervision of all business functions related to operations.
  • Plan and utilize property resources, equipment, and supplies economically (bids / pricing, vendor management, etc.).
  • Education / Experience

  • High School Diploma or equivalent; Bachelor’s degree preferred, or two years in housing industry; or equivalent combination of education / experience.
  • Ability to perform onsite software functions; basic computer skills.
  • Basic knowledge of Fair Housing Laws and OSHA requirements.
  • Physical Requirements

  • Regularly remains stationary or moves between tasks; communicates with others; may perform repetitive motions; ability to handle physical tasks as described.
  • Frequent movement around the property; occasional ascents / descents of ladders, stairs, and other structures; ability to lift / move objects up to 25 lbs; operate equipment as needed.

    Salary Range : $23.00 per hour to $25.00 per hour
