In this role, you will plan, coordinate, and manage the operations and maintenance of all College facilities, leased properties of WCTC and the WCTC Foundation. You will provide supervision for clerical staff, facility workers, custodial / utility / grounds teams, and the mailroom, while overseeing contracted service providers. From handling customer concerns and staffing needs to ensuring smooth day-to-day operations, you will play a key role in creating a safe and welcoming campus environment. Characteristic Duties and Responsibilities (include, but not limited to)

ESSENTIAL DUTIES AND RESPONSIBILITIES

  • Ensure that maintenance and operations functions are performed in a timely, proactive, cost-effective manner while achieving Facilities Services quality and customer service targets, and supervise daily operations, facilities, cleaning, and landscaping maintenance activities to ensure smooth operations and to resolve problems.
  • Lead the maintenance process by identification of maintenance needs with a strong customer service orientation and participate in the development and implementation of new maintenance and operations processes, tools and technology to meet Facilities Services objectives.
  • Troubleshoot emergency situations, including boiler and electrical outages, snow removal, and other problems that may occur, and monitor, test and coordinate repair of Life Safety systems including fire, tornado and security alarm systems to ensure safety and security of the college.
  • Supervise and develop staff to include hiring, training, assigning work, identifying skills gaps, ensuring the availability of appropriate training, providing coaching and guidance, conducting or overseeing the annual performance appraisal process, addressing performance issues, and recommending personnel actions in accordance with college policies, procedures, and contractual agreements.
  • Prepare and control budgets for supplies, contracted maintenance services, grounds maintenance, and other accounts as required, and plan coordinate, and supervise capital projects for the renewal or improvement of facility systems including electrical, HVAC and other utility systems.
  • Prepare bid specifications for service contracts including waste removal, recycling, snow removal, cleaning, building repairs, landscaping, and other maintenance services. Coordinate, schedule, supervise and evaluate contractor services.
  • Develop, operate and maintain the computerized preventive maintenance system, energy management system, security system, key program, keyless access system, camera system and other computerized maintenance programs.
  • Develop and ensure the regular tracking of appropriate performance measurements to support continuous improvement in operations and maintenance.
  • Participate in and contribute to assignments and special projects of a similar nature and level. Maintain current professional and technical knowledge in the field through professional education and activities.
  • Support the planning and coordination of short-and long-term construction and remodeling projects under the guidance of senior leadership. Assist in tracking project budgets, monitoring expenditures, and ensuring activities align with applicable Wisconsin State Statutes and institutional policies.
  • Contribute to the strategic planning process for facilities operations, with emphasis on forecasting long-term equipment needs and planning for major capital projects such as roofs, concrete, and other building systems.

Minimum Qualifications

REQUIRED KNOWLEDGE, SKILLS, AND ABILITIES :

  • Knowledge of federal and state building codes and regulations, mechanical and electrical building systems, preventive maintenance systems, and life safety systems.
  • Ability to supervise, train, direct, and evaluate the performance of staff and outside contractors.
  • Ability to communicate and work effectively with management, staff, and contractors.
  • Knowledge of landscape management principles and practices.
  • Familiarity with construction practices, drafting and architectural design principles, ability to read and interpret blueprints.
  • Proficiency with Microsoft Office products.
  • Possession of a valid Wisconsin's driver's license, insurable under WCTC’s insurance carrier.
  • EDUCATIONAL AND EXPERIENCE REQUIREMENTS :

  • Associate degree in business, management, or engineering discipline, Bachelor degree preferred.
  • Three years of experience in facility management, preferably in an educational setting, five years preferred.
  • Experience managing services provided by employees and contracted services.
  • Maintaining and having a valid driver's license with acceptable driving record is required
  • Supplemental Information

    The Assistant Director of Facility supports the Facilities department and is available to start on / or before November 16, 2025.

    Hours

    Work hours may fall between 6 : 00 a.m. and 5 : 00 p.m. Core schedule is 7 : 00 a.m. – 3 : 30 p.m., with occasional flexibility required outside of those hours.Interviews
