Job description

Overview

We are an established Real Estate Management Company that manages over 150 investment properties throughout Oregon and Washington. We are currently looking for a Community Manager to manage a 55+ community in Portland, Oregon.

Responsibilities

  • Rent collection : Collect and deposit on the day of collection all space rents and additional fees and charges; follow up on late / delinquent rents; issue late rent notices and initiate and attend eviction proceedings as necessary.
  • Rental agreement and rules & regulations enforcement : Enforce terms of Rental Agreements and all Facility rules and regulations in accordance with company / facility policy to ensure tenant compliance; supervise placement of RVs and manufactured homes; ensure compliance with home standards, facility rules and regulations, governmental codes and requirements, applicable setbacks, and manufactured home and RV set-up specifications, including the installation and construction of skirting, awnings, steps, gutters and downspouts to street, porches, and decks, and completion of landscaping.
  • Administrative duties : Prepare monthly manager's report and maintain petty cash fund and tenant histories; maintain individual tenant files and archive records; review tenant applications, screen potential tenants, execute rental agreements and all other required documents after approval; promote and rent vacant spaces; coordinate with local area manufactured home dealers and facility managers to ensure vacancies are known and promotional programs are offered to attract tenants; maintain and update facility inventory and vendor / supplier lists; post notices to tenants and keep copies on file; purchasing thresholds require Area Manager approval for amounts of $50.00 or more.
  • Time commitment : On-site full-time (or part-time if applicable) during established office hours; if part-time, a second person may hold an outside job but must complete management duties without delay; designate an emergency contact person and ensure tenants are informed of contact details.
  • Property maintenance : Maintain all common areas, grounds, facilities, equipment and vehicles; perform maintenance tasks including cleaning, painting, repairs, and safety checks; maintain irrigation; manage clubhouse scheduling and operations; walk the property daily to identify hazards.
