Construction Manager – Tampa Bay
About the Role
Bullpen, on behalf of our client, is seeking an experienced Construction Manager to lead both ground-up developments and renovation projects across a growing commercial portfolio. The role focuses heavily on sitework-driven, grocery-anchored developments, while also managing ongoing tenant improvements and capital projects for owned and operated assets.
This is an opportunity for a hands-on “doer” who thrives in an entrepreneurial, fast-paced environment and can bring process and structure to a busy development organization. You’ll work closely with ownership and senior leadership to shape construction operations and implement best practices for future growth.
Key Responsibilities
- Manage all phases of construction projects — from predevelopment through closeout — across both ground-up and renovation work.
- Lead sitework-heavy development projects, coordinating with architects, engineers, and contractors to ensure design intent, cost control, and timely delivery.
- Oversee tenant improvement (TI) and capital renovation projects, typically ranging from $15K–$100K in scope.
- Prepare and manage budgets, schedules, and cost estimates in alignment with lease and investment parameters.
- Conduct pre-lease budgeting and quoting for new tenants in partnership with leasing and property management.
- Review drawings and specifications; identify constructability and value-engineering opportunities.
- Use Yardi Construction Manager (or similar software) to track budgets, costs, and milestones.
- Travel regularly between projects in the Northeast and Florida (approximately every other week).
Qualifications
7+ years of construction management experience, ideally in commercial retail or grocery-anchored development.Strong understanding of sitework, budgeting, and predevelopment planning.Proficiency in Excel and Yardi Construction Manager (or comparable systems).Skilled in reading and interpreting architectural and engineering plans.Proven ability to manage multiple projects simultaneously and maintain detail orientation in a fast-moving environment.Entrepreneurial mindset with an owner’s mentality and a willingness to roll up sleeves.What’s Offered
