GENERAL PURPOSE : The Director, Lease Negotiations Specialist will be responsible for negotiating new leases, renewals, amendments, and other lease-related agreements with national, regional, and local retail tenants across the company’s portfolio of shopping centers and mixed-use developments. Working closely with in-house legal, development, leasing, and property management teams, this individual will serve as a key liaison between the company and prospective or existing tenants to facilitate lease transactions that align with the company’s business and financial objectives.

This is a non-attorney position requiring significant experience in retail real estate leasing, contract negotiation, and deal structuring, with a strong understanding of lease language, real estate operations, and tenant needs.

Responsibilities include, but are not limited to :

  • Negotiate letters of intent (LOIs), leases, amendments, renewals, assignments, and other lease-related documents with retail tenants.
  • Collaborate with in-house counsel and outside legal teams to review and finalize lease documents, ensuring consistency with negotiated business terms.
  • Serve as the primary point of contact for tenants and brokers during lease negotiations, addressing business terms, deal structure, and timeline expectations.
  • Interpret and explain lease language and deal implications to internal stakeholders, including development, leasing, construction, and property management teams.
  • Manage transaction timelines to ensure timely execution of leases in accordance with project schedules and revenue targets.
  • Analyze lease proposals and counterproposals in terms of financial impact, risk, and alignment with asset strategy.
  • Assist with tenant prospecting and deal structuring alongside the leasing team.
  • Maintain accurate records of deal terms and negotiation progress within internal tracking systems or CRM platforms.
  • Stay current on retail market trends, tenant requirements, competitive lease terms, and evolving legal and operational leasing standards.
  • Provide additional general support based on company legal needs related to the management, operation and leasing of retail anchored mixed use developments.
  • MINIMUM QUALIFICATIONS : The following qualifications are required to successfully perform the duties of this position. Note that qualifications may vary based on department size and / or geographic location.

  • Bachelor’s degree from accredited college or university or the equivalent experience noted below.
  • Minimum 10+ years of experience negotiating retail leases or handling transactional real estate work.
  • Strong working knowledge of retail lease documents, deal structures, and shopping center operations.
  • Excellent negotiation, communication, and interpersonal skills.
  • Ability to read and interpret complex legal documents and summarize key business terms.
  • Familiarity with relevant lease issues including use restrictions, co-tenancy, exclusives, CAM, TI allowances, rent structures, and termination rights.
  • Highly organized, deadline-driven, and detail-oriented with a collaborative approach.
  • Proficiency in Microsoft Office Suite; experience with CRM systems or lease administration software.
  • Preferred Qualifications :

  • Experience working for a shopping center owner / developer, REIT, or national landlord.
  • Familiarity with national and regional retail tenants and franchise operators.
  • Paralegal or real estate license is a plus, but not required.

    WORK ENVIRONMENT : The work environment includes a mix of general office settings and active construction or property sites. Extended hours may occasionally be required during critical project periods. Frequent travel to property locations is necessary for meetings and on-site project coordination.
