ASSISTANT COMMUNITY MANAGER
The Assistant Community Manager is responsible for overseeing, under the supervision of the Community Manager, the everyday operations and financial functions of the housing community. As the Assistant Community Manager, you will play a vital role in the delinquency and collection of rent to optimize the property's cash flow and financial position. As an onsite leader, you will supervise all aspects of the property and staff to ensure compliance with the company's policies and procedures, safety and fair housing guidelines, and liability concerns.
Responsibilities
- Financial Management
- Posting all payments and income received from applicants, current residents, and non-current residents accurately and timely.
- Processing and reconciling daily all accounts receivable.
- Monitoring and following up on bad debt, including late notices, resident / guarantor contact, and filing evictions.
- Assisting the property in meeting budgeted revenues, expenses, and Net Operating Income.
- Posting charges to resident and non-current resident accounts and billing back utilities where applicable.
- End-of-month close procedures and reporting.
- Maintaining accurate records and auditing resident files for accuracy.
- Walking units and posting move-out charges, statements, and security deposit refunds.
- Personnel Management
- Regular / daily onsite attendance is required.
- Screen, hire, train, coach, and develop onsite staff following company directives.
- Provide ongoing training, coaching, and guidance to ensure staff effectiveness and compliance with Asset training benchmarks.
- Promote harmony and quality performance; ensure adherence to company policies and procedures.
- Strategy : leasing management, closing deals, follow-up procedures, lease documentation, and accurate reporting systems.
- Implement marketing strategies per the annual marketing plan.
- Address resident complaints and requests to ensure satisfaction.
- Develop and implement resident retention programs (e.g., functions, promotions, monthly newsletter).
- Show, lease, and move in prospective residents as needed.
- Administrative Management
- Provide excellent customer service and monitor maintenance service request turnaround and responsiveness.
- Maintain property appearance and ensure timely repairs; conduct regular property inspections and tours.
- Assist with supervision of business functions related to operations.
- Plan and manage property resources, equipment, and supplies; obtain bids and manage vendor contracts.
Education / Experience
High School Diploma or Equivalent; Bachelor's degree preferred, or two years in the housing industry; or equivalent combination of education and experience.Ability to understand and perform onsite software functions; basic computer skills required.Basic knowledge of Fair Housing Laws and OSHA requirements.Physical Requirements
Regularly required to remain in a stationary position, communicate with others, and operate computer systems.Occasionally required to move about the property, climb, and assist with various tasks; may lift up to 25 lbs; may work overtime, weekends, or nights in emergencies.Compensation and Benefits
