Summary :

The Building Management System (BMS) and EMS (Environmental Monitoring System) Business Owner for Cell Therapy @ Raritan site is responsible for overseeing and managing the facility's BMS / EMS to ensure a safe, compliant, and efficient environment. This role involves planning, coordination, and continuous improvement of building management operations, ensuring alignment with site standards and regulatory requirements across all cleanroom classifications (A, B, C, D). The position requires physical activity such as sitting, walking, and working at high altitudes when necessary for system inspections, maintenance, or upgrades.

Key Responsibilities :

Lead the development, implementation, and ongoing management of the BMS / EMS ensuring optimal performance across all areas.

Regularly develop and execute preventive and corrective maintenance plans for BMS / EMS systems.

Review, update, and analyze alarms regularly to maintain system reliability and safety.

Maintain and review alarms logbook, ensuring accurate documentation of alarm events, responses, and resolutions to identify trends, root causes, and corrective actions.

Monitor system performance, identify opportunities for process optimization, and implement cost-effective solutions.

Ensure compliance with safety, environmental, and regulatory standards related to building and facility operations.

Coordinate with vendors, contractors, and internal teams for maintenance activities, repairs, upgrades, and system enhancements.

Provide training and operational support to staff on the use, management, and troubleshooting of the BMS / EMS, including alarm management and response procedures.

Drive continuous improvement initiatives to enhance facility reliability, safety, and operational efficiency

Create and maintain system SOPs, including user access controls, data integrity verification, and business continuity plans.

Troubleshoot system issues and implement corrective actions, with experience in system qualification and validation.

Manage change control processes for system modifications or updates, ensuring proper execution, documentation and approval.

Provide ongoing training to operations personnel on proper system use and management.

Qualifications : Education :

  • Bachelor's degree in Engineering, Electronics, or a related field is required.

Experience and Skills :

Required :

Minimum 5 years of experience in building management, facilities management, or a similar regulated environment, preferably within biotech, pharma, or cell therapy industries

Basic IT Knowledge

Knowledge or experience with CSV (Computer System Validation).

Hands-on experience with HVAC controls programming and management (e.g., Johnson Controls, Siemens, Honeywell).

Proven experience in system troubleshooting, alarm management, and process improvement initiatives.

Knowledge of regulatory standards (e.g., OSHA, FDA, ISO) related to facility and system management.

Strong troubleshooting, problem-solving, and analytical skills.

Effective communication skills, both verbal and written.

Demonstrated leadership ability with capacity to train and develop operational staff.

Good interpersonal skills and ability to work collaboratively within multidisciplinary teams.

Proficiency in maintenance management software

Preferred :

Experience with control system software, field devices, instrumentation, and system validation (CSV) is highly desirable.

Excellent project management and vendor coordination skills.

Knowledge of HVAC systems in cleanroom environments and ability to support system qualification / validation

Other :

May require up to %20 domestic and international travel

This position will require standing for extended periods, walking across facilities, climbing stairs or ladders, and light lifting of materials or equipment.

The anticipated base pay range for this position is :

$94,000 to $152,000
