You can learn about our benefits here : Job summary The Facilities and Engineering Mechanical Supervisor is a highly responsible professional who will provide leadership, direction, and control of day-to-day operations within the Center's Facilities and Engineering Department. The employee is responsible for supervising and working with employees who perform required mechanical services to the facility. The Facilities and Engineering Supervisor I is a part of the Facilities and Engineering department and reports to the Assistant Director of Facilities and Engineering. All actions of the Facilities and Engineering Mechanical Supervisor must be in accordance with the policies and procedures of the BCC and the City of Baltimore. The Facilities and Engineering Supervisors a non-exempt position and classified as essential personnel within the City of Baltimore. The incumbent in this position work shift traditionally involves evening, weekend, and holiday hours as events dictate. This position is non- exempt and is a essential role to the operations of the department and organization. Duties involve supervising and developing a team of personnel daily who maintain and repair various mechanical systems. Essential Functions (The following examples illustrate the work performed in this position. Position may require some or all these examples; this list is not inclusive. Position may require related duties not listed if necessary to accomplish the work of the agency.) Develops, implements, plans, organizes, monitors, evaluates, and supervises the activities and operations related to construction, maintenance, and repair of the facility and the various features such as HVAC, mechanical, electrical, and plumbing. Oversees and supervises the activities of subordinate staff assigned to maintain mechanical systems. Maintains records of work completed and ensures that all preventative maintenance procedures are taking place for equipment and systems. Assigns, trains, directs, schedules, and monitors staff duties to ensure that work is being completed properly, efficiently, and meets the standards set by the department.
- Evaluates employee performance and provides feedback to employees in a timely manner.
- Maintains, reviews, and records a variety of reports, including daily activity reports, work orders, work requests, monthly statistical reports, and other reports and records as required.
- Assist in the development and administering of programs and procedures to maintain effective and compliant safety procedures.
- Develops, participates in, and ensures that staff are adequately trained on safety procedures for equipment.
- Participates in the development and implementation of goals, objectives, and priorities; recommends and participates in the implementation of resulting policies and procedures; monitors work activities to ensure compliance with established policies, procedures, and practices of local and national trade codes. Supervises and participates in the investigation, trouble shooting, repair and maintenance of the facility equipment.
- Trains, mentors, develops and evaluates the performance of employees.
- Adheres to and functions within all established safety policies, procedures, and applicable regulations including assuring all aspects of a safe work environment for employees and customers.
- Responds to the relevant work associated with the needs of external customers (i.e., clients, exhibitors, and attendees) while providing excellent customer service.
- Assists in the development and administration of assigned program budget; forecasted funds needed for staffing, equipment, materials, and supplies.
- Operates and programs the computerized HVAC, CMMS, and work ticket systems.
- Operates a variety of hand tools, power tools, machine shop equipment, aerial lifts, and forklifts.
- Assists with supervision of other aspects of the Facilities & Engineering Department (such as Carpentry, painting, etc.) on as needed basis.
- Performs other related work as required. Minimum Qualifications Education : High School Diploma or GED Certificate. AND Experience : Seven years of related experience with three years at the supervisory level. OR Equivalency Notes : Have an equivalent combination of education and experience. - Principles, practices, methods, and techniques of planning, developing, implementing, and evaluating facility maintenance.
- Principles and practice of supervision and leadership, including work planning, assignment review, evaluation, discipline, and training.
- Principles and practices of skilled trade areas such as plumbing, electrical and HVAC.
- Read building drawings, plans and blueprints, electrical schematics, and piping system diagrams.
- Perform facility and equipment maintenance troubleshooting and repair work.
- Operational characteristics of a variety of tools and equipment.
- Knowledge of and ability to follow safety and security procedures for performing maintenance work and procedures and techniques established to avoid injuries to self and others such as lock out tag out devices, personal protective equipment, and waste disposal techniques.
- Methods and techniques of inspecting maintenance and repair work to ensure compliance with safety requirements, industry standards, and quality requirements.
- Knowledge of relevant laws, rules, regulations, policies, and procedures.
- Ability to perform building inspections and prepare daily reports.
- Ability to speak to others in a clear, concise, and organized manner to convey information effectively, to respond to questions appropriately and to listen to what people are saying and ask questions to ensure understanding.
