What You'll Do :

As a Community Director, you'll play a key role in oversee the management of our VennPoint apartment community. In a nutshell, you'll :

  • Focus on achieving occupancy goals and maximizing cashflow for ownership
  • Implement any necessary policies / procedures for the operational area, including marketing, leasing, accounting, maintenance, and resident relations.
  • Lead and manage all on-site personnel to ensure a motivated and high-performing team
  • Be able to hold residents accountable with care while offering five-star customer service, maintaining fairness and professionalism in every situation.
  • Other duties may include :

  • Collect rent, security deposits, and bank deposits daily; follow up on delinquent rent collections; control expenditures and approve purchases within budget limits.
  • Oversee application approvals, move-in / move-out processes, and enforce lease policies while ensuring compliance with fair housing laws.
  • Train, supervise, and support community employees; participate in hiring processes; conduct performance evaluations.
  • Develop and assist in resident social activities; respond to complaints and provide resolutions to enhance resident satisfaction and retention.
  • Conduct weekly site inspections with the Lead Maintenance Technician; ensure day-to-day operations align with company policies; communicate regularly with the Regional Community Director regarding property conditions and staffing.
  • Assist in annual budget creation, monitor financial operations, and ensure timely collection and posting of rents and fees.
  • Approve invoices from vendors and ensure compliance with insurance requirements; manage the petty cash fund.
  • Ensure the maintenance team adheres to standards; conduct regular inspections to maintain property safety and aesthetics.
  • What You'll Need to Succeed :

    We're looking for someone with a solid foundation in customers and a willingness to grow. Ideally, you bring :

  • At least three plus years' industry experience with strong leadership and team management skills
  • Luxury or Class A property experience is required
  • Strong sales / marketing focus and knowledge of the Northeast Columbus / New Albany, Ohio market required.
  • CAM (Community Associations Management) license preferred
  • Position may require working at multiple communities
  • Ability to travel for property errands or training classes
  • Maintain complete working knowledge of Fair Housing laws, rules and regulations
  • Proficiency in Microsoft Office Suite, Project Management, Adobe, Property Management Software, etc.
  • Ability to collaborate with people of diverse backgrounds
  • Excellent verbal and written communication skills
  • Effective time management with keen attention to detail
