Position Overview
The Director of Land Development will oversee all land development operations from pre-construction through community turnover. This includes managing budgets, schedules, and contractors to ensure projects are delivered on time and within budget. The ideal candidate is a hands-on leader who understands every phase of residential land development, from permitting and design to construction and final acceptance, and thrives in a fast-paced, growth-oriented environment.
Key Responsibilities
- Lead all aspects of land development for multiple residential communities, including site work, infrastructure, and utilities.
 - Oversee project schedules, budgets, and scopes to ensure timely and cost-effective delivery.
 - Coordinate with civil engineers, municipalities, consultants, and utility providers throughout design and permitting.
 - Manage and evaluate contractors, ensuring compliance with quality, safety, and environmental standards.
 - Collaborate closely with land acquisition, construction, and operations teams to ensure smooth transitions from raw land to buildable lots.
 - Review and approve design plans, bid packages, and contracts for development projects.
 - Track progress against key milestones and prepare regular reports for senior leadership.
 - Provide leadership and mentorship to the development team, fostering a culture of accountability and excellence.
 - Ensure compliance with all local, state, and federal regulations related to land development.
 
Qualifications
Bachelors degree in Civil Engineering, Construction Management, or a related field (PE license preferred but not required).8+ years of land development experience in residential homebuilding, with at least 3 years in a leadership or management role.Strong technical understanding of site design, grading, drainage, and utility systems.Proven ability to manage multiple projects and teams simultaneously.Excellent communication, leadership, and problem-solving skills.Deep knowledge of local permitting and regulatory processes.Proficiency in project management tools and Microsoft Office Suite.
