We are looking for a motivated and detail-oriented Property Manager to join our team in San Pedro, California. This Contract-to-permanent position offers an exciting opportunity to oversee a portfolio of retail and mixed-use properties, ensuring smooth operations and tenant satisfaction. The ideal candidate will bring strong analytical skills, expertise in property management, and proficiency in tools like Excel and Yardi software.
Responsibilities :
- Oversee daily operations of retail and mixed-use properties, ensuring tenant satisfaction and efficient management.
- Prepare, monitor, and analyze property budgets, operating expenses, and forecasts to optimize financial performance.
- Review and reconcile Common Area Maintenance charges, insurance, and real estate tax allocations.
- Create and maintain financial reports, including rent rolls and variance analyses, using advanced Excel functions such as pivot tables.
- Handle accounts receivable tasks, including monitoring delinquencies, preparing tenant statements, and following up on collections.
- Assist with lease administration, including renewals, rent escalations, and compliance tracking.
- Coordinate with vendors, contractors, and tenants to address maintenance and operational concerns promptly.
- Verify insurance certificates, vendor contracts, and compliance documentation to ensure accuracy and validity.
- Collaborate with the property management team to identify cost-saving opportunities and improve Net Operating Income.
- Support leasing and marketing initiatives by conducting property tours, analyzing market data, and maintaining competitive positioning.
- Proven experience in property management, particularly in retail or mixed-use sectors.
- Strong knowledge of leasing practices and residential / commercial property management.
- Proficiency in Yardi software and advanced Excel functions, including formulas and pivot tables.
- Excellent analytical skills with the ability to prepare accurate financial reports and forecasts in excel.
- Effective communication and interpersonal skills for interacting with tenants, vendors, and contractors.
- Ability to manage accounts receivable processes, including collections and tenant statements.
- Familiarity with lease administration tasks, including renewals and rent escalations.
- Detail-oriented with the ability to ensure compliance with insurance and contractual requirements.
