Position Summary & Primary Responsibilities:The Maintenance Technician is responsible for proactively maintaining and repairing all areas of the apartment community with a strong emphasis on customer service. This position has accountability for ensuring all needed repairs are completed in an efficient, timely, and thorough manner, performing preventative maintenance, and providing excellent customer service. In addition, this position is responsible for the following: Complete maintenance requests in a timely manner, including the hands-on work of all building repairs, preventative maintenance, and general upkeep of the assetMaintain exterior grounds, including picking up trash and keeping common areas neat, sweeping sidewalks and curbs, watering trees, shrubs and flowerbeds, and snow removal and salting/sanding walkwaysAssist Real Estate Manager or Maintenance Supervisor in prioritizing all work ordersAssist Maintenance Supervisor in scheduling all maintenance for buildings and building equipment Aid Maintenance Supervisor in organizing all contract vendors bids for special contracts or extensive maintenanceEnsure timely and thorough completion of preparing vacant units for new residents, including painting, cleaning, carpet shampooing, and repairsAssist Maintenance Supervisor in maintaining sufficient maintenance suppliesPerform emergency repairs after hours according to the On-call Maintenance ScheduleReport any and all maintenance and safety concerns to Real Estate Manager in a timely mannerUtilize technology to track work performed, including records of any follow-up or additional resources neededOther duties as assignedEducation & Experience:High school diploma or equivalentExperience in all phases of building maintenance including but not limited to appliance repair, HVAC, plumbing, electrical, carpentry, and preventative maintenance 2+ years apartment maintenance experience preferredCertified Maintenance & Reliability Technician preferred. Knowledge, Skills & Abilities: Excellent time management skillsExceptional interpersonal skills with the ability to communicate effectively with a wide range of peopleAbility to demonstrate good judgment and problem solving skillsAbility to self-direct as well as work effectively on a teamWillingness to obtain new skills in multiple maintenance areasAbility to effectively use and learn technology platformsExceptional customer service and communication skills
