Qualifications
Education and Experience : Experience equivalent to five years of full-time increasingly responsible and facilities maintenance work including, at least, two years managing a hotel or resort facility maintenance department.

Overview
Under minimal supervision, is responsible for the management of a Tennessee Parks lodge and cabin maintenance department and performs other work as required. This classification is responsible for the operation, maintenance, repair, and facilities capital replacement planning for equipment within the lodge. Manages personnel, operating budgets, capital expenditure budgets, and energy conservation while maintaining hospitality service standards related to Lodge and cabin maintenance, as well as all regulatory requirements.
Responsibilities
- Responsible for ensuring safe and efficient maintenance and operation of the physical structures of the lodge, cabins, and facilities, all mechanical, electrical, HVAC, refrigeration, pools, and other related equipment. Interacts with all departments to understand, promptly address, and verify completion of all work order requests, and routine maintenance on cabins, public space, meeting rooms, ballrooms, restaurants, kitchen, back-of-the-house space, and grounds.
- Develops and implement plans for preventative maintenance of property, equipment, and grounds in an acceptable state of repair. Follows manufacturers recommended schedule of preventative maintenance on all equipment (HVAC units, boilers, washers, dryers, ice machines, lawn mower, elevator, etc.). When making repairs in vacant rooms, conducts a maintenance inspection and correct urgent items immediately and writes work orders on others.
- Works with Lodge management to attract, hire, retain and motivate, train, develop, empower, coach and counsel, conduct performance and salary reviews, resolve problems, provide open communication, and discipline and terminate staff, as appropriate. Creates, approves, and posts all maintenance staff schedules according to TDEC standards and to best manage labor costs.
- Develops, implements, and manages emergency and maintenance programs for the operation and maintenance of all equipment and physical structures and grounds in compliance with Tennessee State Park standards, local, state, and national codes and regulations to protect the asset, guests and employees, to ensure optimum operations, minimize expenses and maximize customer satisfaction. Maintains and has intimate knowledge of the fire emergency equipment, which includes detectors, fire panels, annunciator panels, fire extinguishers, etc., and ensures that they are inspected in a timely manner. Responds to all alarms immediately to ascertain the exact location and cause, determines emergency status, reports findings to proper authorities, and takes immediate action as necessary.
- Ensures swimming pool chemical levels are within safe and legal limits.
- Responsible for developing long term capital replacement plans for equipment throughout the facility to ensure equipment is up to date and adequate funding is considered. Assists with the creation and adherence to annual budget for the park's maintenance department. Administers all vendor contracts controlled by the park's maintenance department.
- May be required to repair a variety of small or heavy equipment powered by gas or diesel engines, such as tractors, bulldozers, back hoes, graders, pavers, dump trucks, loaders, lawn mowers, chains saws, golf carts, etc.; performs a variety of basic mechanic work on engines and electrical, cooling, hydraulic, suspension of vehicles or equipment; and performs preventive maintenance on vehicles and equipment such as changing oil in vehicles or equipment; checking and replacing filters, checking fluid levels, and adding fluids that are low, checking air in tires, etc.
