Summary
Responsible for the daily operations of apartment(s) ensuring compliance with the U.S. Department of Housing & Urban Development (HUD) Guidelines, as well as PRAC, regulatory agreement and other federal, state and local laws, maintaining positive rapport with the tenants, their families, the community and other property staff

Essential Functions
- Ensure proper tenant certifications and recertification as directed by HUD Guidelines
- Maintain file on each tenant in format required by property policies and HUD
- Submit vacancy claims as appropriate
- Complete move-in, move-out and required unit inspections, using required forms, and file as indicated by property policy
- Submit reports to HUD and the management agent as required using approved submittal procedures and ensure successful delivery of HAP Vouchers and Tenant Data
- Send copy needed documentation to management agent in a timely manner
- Recruit tenants in accordance with Fair Housing and property policies, ensure compliance with the Resident Selection Criteria and maintain waiting list in HUD approved format
- Ensure consistent and fair treatment of all tenants in enforcing house rules, collections and lease requirements and every other regard
- Collect and process rent and security deposits, late fees, lockout fees, etc. from tenants, being consistent in collection of these fees, providing adequate documentation to accounting to ensure proper booking of these transactions
- Supply maintenance request forms to tenants and / or fill out form upon initiation of the maintenance concern, coordinate necessary repairs and record repair history for each unit
- Respond to all resident complaints and / or requests and ensure compliance with the Resident Grievance Procedures
- Assist the Management Agent in providing oversight of property expenses adhering to approved fiscal policies
- Ensure that all invoices are submitted for payment timely
- Report all incidents / concerns / complaints / etc. to the management agent and complete and submit incident / accident reports as required
- Assist with special projects as assigned by the management agent
