The Role : The Leasing Specialist is responsible for leasing, marketing, and maintaining positive resident relations within the community. The incumbent in this role must possess a high degree of professionalism and positive engagement for our residents and the workforce.
Responsibilities
- An Aptitude for Connecting : Create a sense of community and the drive to deliver a positive experience for residents and staff. Build relationships with residents, vendor partners, regulatory and social services partnerships; collaborate to foster success for the organization and communities.

- An Approach that is Positive and Professional : Practice active listening to ensure residents and staff feel seen, heard, and valued; support resolution of challenges.
Qualifications
Passion for providing exceptional customer service.2+ years of sales and / or customer relations experience.Low-income housing & Tax Credit experience is highly desired.Bilingual (English & Spanish) highly desired.Thrives in a fast-paced environment.Flexible schedule that may include evenings and weekends.Solid computer knowledge, Windows (Word, Excel), internet, and e-mail.Working knowledge of Yardi Voyager Property Management software.Key Accountabilities
Customer Service & SalesProvide A+ customer service at all times.
Greet and qualify all prospects.Record all telephone and in-person visits on guest cards.Inspect models and communicate related service needs to the Community Manager.Demonstrate community and apartment / model features; apply product knowledge to prospect needs and close the sale.Have the prospect complete the application and secure a deposit per company procedures and Fair Housing requirements.Update availability, process applications for approvals.Ensure apartment is ready for move-in on the agreed date.Follow up on prospects who did not close; refer to sister communities as needed.Secure new resident signatures on paperwork prior to move-in; orient new residents.Assist in monitoring renewals; distribute and follow up on renewal notices.AdministrativeAccept rental payments.
Type leases and complete paperwork; input information in Yardi accurately and timely.Maintain current resident files.Distribute notices from company or community.Maintain accurate monthly commission records on leases and renewals for bonus purposes.Assist management with other tasks as required; implement community policies consistently.Resident RetentionReceive calls and visits; listen to resident requests and concerns.
Address maintenance requests promptly with the maintenance team; inform residents of progress.Follow up to ensure maintenance repairs are satisfactory.Maintain open communication with the Community Manager and Maintenance Supervisor.Contribute to cleanliness and curb appeal; assist in planning resident events and participate as host when directed.Adherence to Property Management Rules, Regulations, and GuidelinesConduct all business in accordance with company policies, Fair Housing, ADA, and other laws related to the apartment industry.
Under the direction of Compliance and Community Manager, manage compliance file maintenance where applicable.Physical Demands & Working Conditions
