GY Properties is a U.S. real estate company headquartered in Philadelphia, PA, specializing in acquisition, development, construction and in-house management of multifamily residential properties and high-end residential condominiums. POSITION SUMMARY

We are looking for solid Assistant Community Managers to be responsible for the management / oversight of assigned residential community(-ies) in / near Center City Philadelphia. The goal is to maximize asset value, customer satisfaction and revenue. Previous experience in property management is a must.

PRIMARY RESPONSIBILITIES

  • Assists in managing all aspects of a building's occupancy and maintenance.
  • Communicates with residents regarding property-related issues.
  • Coordinates with residents and third parties to address maintenance and facility needs.
  • Collaborates with property management and marketing team to produce advertising materials.
  • Meets with prospective residents to show properties, conduct interviews, receive rental applications and explain terms of occupancy.
  • Processes applications and conducts credit checks.
  • Collects monthly fees and maintains records of payments and rental activity.
  • Prepares budgets and financial reports.
  • Coordinates with outside vendors to arrange for trash removal, maintenance, landscaping, security and other services.
  • Investigates and helps to resolve complaints, disturbances and violations.
  • Complies with anti-discrimination laws with regard to housing, renting and advertising.
  • Contributes to team efforts by accomplishing related tasks as needed.

  • PHYSICAL REQUIREMENTS

  • Mobility to work in a standard office setting and use standard office equipment, including a computer.
  • Sitting or standing for long periods of time and frequent viewing of computer screen and other resources.
  • Hearing and speaking to exchange information in person, on the telephone, and on video teleconferencing.
  • Seeing to read, prepare, and proofread documents, perform assigned duties such as visual inspections of property assets.
  • Moderate to prolonged periods of walking, climbing stairs, ramps, or ladders, bending, crouching, kneeling, crawling in performance of assigned duties such as during property inspections.
  • Lifting, carrying, pushing, and pulling materials and objects up to 25 pounds.
  • SALARY AND BENEFITS

    The compensation for this position ranges from $45,000-52,000 / year commensurate with qualifications and experience. This full-time position is considered exempt from overtime pay under the federal and state wage and hour laws. GY Properties offers a highly competitive compensation package that includes medical, dental and vision insurance, 401(k) retirement plan with company matching, generous vacation and paid time off, an employee referral program, complementary employee parking, and opportunities for continuing education and training.

    GY Properties currently requires the COVID-19 vaccination for all employees, other than those with religious or medical exemptions. This is a full-time in-office position.
