Overview :

We are seeking an experienced Project Manager that also has knowledge of subcontract management to support our portfolio of elevator modernization projects in Maryland, D.C., and Virginia. The ideal candidate will have a proven track record in planning, execution, delivery, and reporting of simultaneous projects within a construction trade. They will be a process-driven professional who proactively identifies and implements continuous improvements to project workflows, resulting in more efficient execution and stronger close-out margins.

This is a hybrid role based in our Millersville, MD office.

Salary :

  • $105K / yr - $145K / yr

Key Responsibilities :

Project Planning & Scheduling

  • Develop and maintain detailed project plans according to company standards, including Gantt charts, to track progress and ensure timely completion in our ERP.
  • Estimate completion percentages and adjust schedules and anticipated labor requirements as needed.
  • Optimize modernization team assignments to exceed customer expectations while keeping our staff at high utilization rates.
  • Schedule inspections and reinspection for the modernization team, accurately maintaining the department’s inspection calendar.
  • Maintain accurate documentation throughout the project lifecycle and provide requested documentation as necessary.
  • Subcontract Management

  • Quote, administer, and monitor subcontract agreements to ensure compliance with project specifications and contractual obligations.
  • Ensure that subcontractors are scheduled for their activities based on project plans.
  • Coordinate with subcontractors to resolve issues and maintain quality standards.
  • Track allocated and invoiced subcontractor spend.
  • Budget & Cost Control

  • Establish project baseline start and end dates, and corresponding budgets for labor, material, and sub-contract costs.
  • Monitor task level spending against corresponding budgets through timecard validation.
  • Issue PO’s as necessary to ensure timely delivery of material to the field.
  • Provide quotes for change orders, track acceptance, and make corresponding changes to the project in the ERP.
  • Ensure progress billings are accurately reflected in the ERP to send timely invoices.
  • Communication & Reporting

  • Work with the sales team to convert quotes to active projects; completing all required configuration of the project prior to it becoming active.
  • Lead the weekly project review, providing summaries as necessary about key trends.
  • Identify trends within the project data to deliver projects at higher margins.
  • Proactively communicate concerns with the stakeholders as they are identified using data-based evidence.
  • Qualifications :

  • Minimum 5 years of experience in a construction trade or related field.
  • Strong knowledge of project planning tools and ability to produce Gantt charts (MS Project or similar).
  • Proven experience in subcontract management and contract administration.
  • Familiarity with estimating completion percentages and progress tracking.
  • Important Details :

  • This is a hybrid role requiring the candidate to report to the Millersville, MD office at least 3 days a week.
  • One of those days must be Friday to support the modernization planning meeting.
  • At minimum, the first 9 weeks of employment will be in office 5 days a week.
  • Transition to a hybrid schedule will be dependent on the candidate’s ability to demonstrate their understanding of our processes and ERP.
  • This position reports to the COO of Action Elevator.
  • This position will support initiatives directed by the VP of FP&A.
  • The primary ERP is FIELD BOSS, which is built on Microsoft Dynamics.
