Role Overview
The Lead Maintenance professional is responsible for overseeing all aspects of property maintenance to ensure optimal functionality, safety, and comfort for residents. This includes day-to-day equipment upkeep, preventive maintenance, troubleshooting, and coordinating repairs . The role also involves leading the maintenance team , managing vendor relationships, and supporting property operations.
Key Responsibilities
Manage overall condition and appearance of the property.Assist management in developing and maintaining annual budgets.Perform move-out inspections and determine the scope of work.Inspect all common areas daily for readiness and appearance.Take immediate action on general and routine maintenance needs.Monitor and assist with make-ready units for leasing.Conduct mechanical, cosmetic, and acceptance inspections on new construction projects.Troubleshoot, diagnose, and repair appliances.Perform minor carpentry, glass, and sheetrock repairs.Maintain a preventive maintenance schedule and complete tasks on time.Monitor tools, equipment, and supplies; repair or order replacements within budget guidelines.Maintain vendor relationships in compliance with W3 standards.Foster an open-door policy and positive team environment.Lead, guide, and motivate the maintenance team.Qualifications & Requirements
Minimum 2+ years of experience in apartment maintenance or a trade requiring basic knowledge of electricity, plumbing, carpentry, painting, and HVAC.Previous supervisory experience preferred .High school diploma or equivalent.HVAC certification required .Strong desire to serve residents and deliver exceptional customer service.Excellent interpersonal, written, and verbal communication skills.Energetic, flexible, and self-motivated with a goal-oriented mindset.Well-organized and detail-oriented.Sound judgment, problem-solving, and decision-making skills.Ability to work independently and as part of a team.Open to a flexible work schedule, including weekends.Skills in equipment maintenance, repair, preventive maintenance, and troubleshooting.What We Offer
