Descripción del trabajoBS in Construction Management, or combination of formal education and work experience 7 - 10 years of residential construction field supervisory experience 10+ years of overall construction experience, preferably in high-end residential and / or a mixture of Residential / Commercial Construction experience must include expertise in construction materials and techniques, estimating, reading of blueprints and understanding of building codes Proven work history of managing project schedules on time and within budget Ability to develop, design and maintain overall schedule for a projects Proven ability to coordinate materials, equipment and labor resources Excellent verbal and written communication skills, and proven time management skills

Immediate Opening for Residential Construction Superintendent

- Monitor and achieve construction schedules.
- Focuses equally on TIME, BUDGET, and QUALITY.
- Recruit, select, train, and manage subcontractors and suppliers who are committed to teamwork and cost minimization. The number of subs and suppliers must commiserate with the amount of work project to accomplish.
- Achieve customer satisfaction during the construction and throughout the warranty period.
- Design and implement the punch out system and the necessary follow up. Create an internal punch list prior to home showing. Achieve zero tolerance of defects.
- Establishing standards for general site conditions regarding their cleanliness, safe working conditions and safety procedures so that workman’s compensation claims are kept to a minimum.
- Approve payment of all job related bills.
- Approve all change orders and allowance overages.
- Approve all back charges.
- Approve and investigate all variances.
- Insure the prompt return and accurate credit for all unused material.
- Track down sources of all variances and communicate them to the Operations manager.
- Immediately report any problems with the construction plans to the Operations manager.
- Inspect each home under construction at least once weekly and at 3 critical points in construction including foundation, framing, and completion
- Reduce the need for back charges by not overpaying subs or for paying for inferior work or materials
