Our SelectLeaders client is a next generation real estate investment platform that develops, owns and operates modern infrastructure, including data centers, logistics and life science facilities. With multiple decades of investments in these sectors, they are a seasoned player experiencing rapid growth with the ongoing rise in demand for AI and warehouse automation. As a Director on their Capital Markets team, you will play a critical role in sourcing, structuring, and executing capital solutions for their investments.
Key Responsibilities
Investment Underwriting : Partner with the Acquisitions and Development teams to evaluate potential investments, including detailed financial modeling, sensitivity analyses, and risk assessments.
Assess property-level cash flows, market dynamics, and asset-specific value drivers.
Provide a proposed capitalization strategy and structure.
Investment Capitalization : Lead capital raising efforts from existing and new Limited Partner (LP) relationships in partnership with the managing partners.
Prepare and deliver investment presentations, offering memoranda, and supporting materials for prospective equity partners.
Support negotiation of equity terms and partnership agreements to align with the firm's investment objectives.
Source and structure debt financing for acquisitions, recapitalizations, and development projects.
Work closely with the transaction team to support the structuring, review and negotiation of JV and debt agreements.
Capital Markets Relationships : Partner with the managing partners to expand and maintain strong relationships with existing investors and financial institutions.
Support the development of new LP capital relationships and partnerships through networking, roadshows and conferences.
Expectations

Drives end‑to‑end execution and coordinates preparation of deals, leveraging analysts and providing strategic oversight.

Qualifications
Bachelor’s degree in Finance, Real Estate, Economics, or related field. 5+ years of experience in commercial real estate capital markets or private equity.
Demonstrated track record of underwriting investments and preparing investment materials to successfully capitalize investments.
Experience with Data Center transactions preferred but not required.
Strong financial modeling skills, expertise in Argus, Excel, and other valuation tools.
Deep understanding of capital structures, financing instruments, and partnership agreements.
Excellent negotiation, communication, and relationship management skills.
Strategic thinker with ability to balance investor, lender, and company objectives.
Growth mindset with collaborative and curious approach to problem‑solving.
Compensation : $150,000–$175,000 base salary plus bonus incentives.
