Commercial Real Estate Leasing Associate
We have an opening to join our team as a Leasing Associate. Our group, Sunny Skies Terrace (SST) is a real estate and property management firm specializing in the development, construction and management for commercial real estate / shopping centers in our portfolio. Our portfolio includes a range of commercial properties from development centers to operational shopping centers and everything in-between. The person will be managing multiple leasing processes across multiple commercial centers.. We are looking for a motivated team player that involves engaging with prospective tenants, negotiating lease terms, and supporting various aspects of commercial space leasing, including renewals, relocations, and terminations.
Required (but not limited to) Details of Responsibility
In this role, you find yourself is focused on :
- Understand revenue growth that aligns with the overall asset strategy and budget;
- Own the full life cycle leasing process including prospecting new leads, negotiating proposals & leases, drafting leases and
- Manage existing client needs and lead the growth to secure a high percentage of renewal business;
- Negotiate lease terms and conditions, ensuring favorable outcomes for both the tenant and the Landlord, while maintain strong relationships with new / existing tenants, addressing their needs and concerns to foster tenant satisfaction and retention; Work closely with property management team, and tenant coordination team to maximize the results of each deal to ensure we are within budget for all required landlord work, center development process, and existing operation center goals;
- Partner with Leasing Manager on the deal flow process with tenants, legal leasing, tenant space delivery, tenant space design management, landlord work, and center management to ensure a successful Tenant opening by the required date;
- Have a strong understanding of the market and competitive analysis by understanding sales / lease comparisons, traffic trends, demographics, and leasing visions for any assigned property;
- Collaborate with Accounting Team to develop the financial budget and forecast reports for each property;
- Know “who, what, where, when, why, how” to engage various parties at the right time to ensure successful closing of the deals and Tenant openings;
- Collaborate with various groups and legal team to ensure the Lease Template reflects the current needs;
- Collaborate with the marketing team to create promotional materials and campaigns aimed at attracting prospective tenants; Travel to or work from the assigned centers for client meetings and space showing;
- Represent the company at industry events, networking functions, and trade shows to build relationships and promote available properties.

Education & Experience :
Bachelor’s degreeProficiency in Microsoft Office Suite (Word, Excel, PowerPoint), Yardi and strong computer skills and the ability to quickly adapt to new software systems;Prefers 3+ years of experience in the related field with shopping center in North AmericaHas demonstrated success in managing multiple deals, priorities, and people concurrently in a fast-paced, high-growth, and results-driven environmentLicensed Real Estate Broker is a plusLanguage Skills : Bilingual in English and Mandarin is a plus
Physical Requirements :
Prolonged periods of sitting at a desk and working on a computer.Must be able to list 25 pounds at a time.This job may require standing or walking for extended periods of time.Travel required.Off hours may be required due to shopping center needs or emergencies.Position Details :

The pay range for this job starts at $75,000 per year. This is a general guideline only and not a guarantee of compensation or salary.
