Director Of Security (Southern Hills)
WinnCompanies is seeking a Director Of Security to lead and oversee a comprehensive, community-focused security program at Southern Hills, a multifamily housing community located in Washington, D.C. The salary range for this role is $92,000-$105,000 per year dependent on experience. The selected candidate will adhere to the following schedule : Monday through Friday from 8 : 00AM-5 : 00PM and emergencies as required. Responsibilities
- Direct the day-to-day operations of all security personnel, including site SPOs and third-party vendors.
- Monitor and respond to safety incidents, tenant threats, loitering, illegal activity, and lease violations requiring security intervention.
- Ensure all licensing, training, and certification requirements under DC Code 4114, including firearms, CPR / First Aid, and annual SPO compliance.
- Ensure compliance with internal security SOPs, incident protocols, and all applicable federal and local regulations.
- Lead after-action reviews of major incidents and coordinate with Property Management, Legal, and MPD when necessary.
- Serve as a visible presence and liaison to Tenant Associations and community leaders to build trust, transparency, and shared safety priorities.
- Collaborate with resident services and community partners to support restorative justice, de-escalation strategies, and wellness-focused safety initiatives.
- Support the development and enforcement of bar notices, trespass warnings, and other breach-of-lease enforcement tools.
- Execute and maintain a standardized reporting structure for internal and external stakeholders, including ownership groups, compliance teams, and Tenant Associations.
- Develop budgets, staffing plans, and recommendations for optimizing security coverage.
- Deliver monthly and quarterly presentations on incident trends, patrol effectiveness, and risk mitigation efforts.
- Lead training on emergency preparedness, active shooter protocols, conflict resolution, and trauma-informed practices.
- Other duties as assigned.
Requirements
High school diploma or GED equivalent.10+ years of relevant work experience.5-8 years of supervisory / management experience.Prior experience working with or overseeing SPOs in Washington, DC highly preferred.Deep knowledge of municipal SPO regulations, property-based crime deterrence, and public-private partnerships with local police.Strong verbal and written communication skills, with experience presenting to residents, city officials, and non-security stakeholders.Proficient in security software platforms, report writing, and Microsoft Office suite.Demonstrated ability to build trust in historically underserved communities.Must be available to respond to emergencies after hours.Regular travel required between assigned communities within Washington, DC.Role is field-based with frequent interaction at resident events, security patrols, and community forums.Preferred Qualifications
Bachelor's or Master's degree in Criminal Justice, Public Administration, or a related-field.Previous experience with security technology, including access control, surveillance systems, and reporting software (e.g., Silvertrac, Trackforce, or similar).Experience in Law Enforcement and / or Public Safety.CPR / First Aid certified.
