POSITION DESCRIPTION
The MEP Preconstruction Manager will be a key member of our preconstruction team, responsible for providing expert mechanical, electrical, and plumbing (MEP) guidance from project inception through the buyout phase. This role requires a strong working knowledge of all MEP systems, the ability to critically evaluate designs, and a proactive approach to identifying and mitigating risks. The successful candidate will be instrumental in ensuring that our projects are designed efficiently, cost-effectively, and in accordance with best practices and industry standards.
RESPONSIBILITIES / EXPECTATIONS
- Document Peer Review : Conduct thorough and critical peer reviews of MEP design documents (drawings, specifications, reports) at various stages of design development to identify potential conflicts, omissions, ambiguities, and constructability issues.
- Document / Design Evaluation : Evaluate MEP system designs for efficiency, cost-effectiveness, maintainability, energy performance, and compliance with codes, regulations, and industry standards. Provide valuable input and recommendations to the design team to optimize system performance and value.
- Scope Coordination : Collaborate closely with the preconstruction team, design team, and other stakeholders to ensure comprehensive and well-coordinated MEP scopes of work across all disciplines. Identify and resolve potential scope gaps or overlaps.
- Conceptual Estimating : Develop accurate conceptual MEP estimates based on various levels of design information, from early programmatic ideas to schematic designs. Provide cost-benefit analyses for different MEP system options.
- Trade Partner Proposal Evaluation and Leveling : Solicit, review, evaluate, and level MEP trade partner proposals, ensuring comprehensive scope coverage, competitive pricing, and adherence to project requirements. Lead scope review meetings with trade partners.
- Value Engineering : Proactively identify and propose value engineering opportunities related to MEP systems that can optimize project cost, schedule, and quality without compromising performance.
- Risk Management : Identify potential MEP-related risks during the preconstruction phase, including design deficiencies, constructability challenges, and long-lead items. Develop mitigation strategies to minimize impact on project success.
- Constructability Reviews : Participate in constructability reviews, providing expert input on MEP system installation sequences, accessibility, and coordination with other building systems.
- System Knowledge & Best Practices : Maintain a strong working knowledge of current MEP technologies, equipment, materials, and installation methods. Stay abreast of industry trends, best practices, and relevant codes and standards.
- Collaboration & Communication : Foster strong collaborative relationships with internal teams (estimating, operations, project management), design partners, clients, and trade partners. Communicate complex technical information clearly and concisely to diverse audiences.
- Bid Package Development : Assist in the development of comprehensive and clear MEP bid packages.
QUALIFICATIONS
Bachelor's degree in Mechanical Engineering, Electrical Engineering, Architectural Engineering, Construction Management, or a related field.5 years of progressive experience in MEP design, consulting, or preconstruction for commercial projects, preferably within a General Contractor environment.Demonstrated strong working knowledge of all major MEP systems, including HVAC, plumbing, fire protection, electrical power distribution, lighting, and low-voltage systems.Proven ability to evaluate MEP designs against best practices, industry standards, and project requirements.Experience with conceptual estimating and detailed quantity take-offs for MEP systems.Proficiency in reviewing and interpreting complex construction drawings, specifications, and reports.Excellent analytical, problem-solving, and critical thinking skills.Strong communication (written and verbal), interpersonal, and negotiation skills.Ability to work independently and as part of a collaborative team in a fast-paced environment.Proficiency with preconstruction software and tools (e.g., Destini, Revit, Navisworks, Bluebeam, etc.) is a plus.Relevant certifications (e.g., LEED AP, CEM, PE) are a strong advantage.401kMedical, dental, and vision insuranceLife insuranceEducation incentivesEmployee assistance programsTellepsen provides equal employment opportunities to all employees and applicants for employment without regard to race, color, religion, gender, sexual orientation, gender identity or expression, national origin, age, disability, genetic information, marital status, amnesty, or veteran status.
