Position Overview
Triad Financial Services is a leading provider of financial services and solutions, serving clients worldwide. We are seeking a highly motivated and skilled Closing Manager to join our growing team.
Essential Functions :
- Excellent verbal and written communication skills, including ability to effectively communicate with internal and external customers
- Excellent computer proficiency (MS Office – Word, Excel and Outlook)
- Must be able to work under pressure and meet deadlines, while maintaining a positive attitude and providing exemplary customer service
- Ability to work independently and to carry out assignments to completion within parameters of instructions given, prescribed routines, and standard accepted practices
- Must know, understand, and be able to train on all teams in closing Typing Team, Doc Signed Team, and Funding Team & be able to explain requirements.
- Handle reporting and updates to reporting for upper management when VP not available.
- Resolve issues with each file and effectively problem solve.
- Check for unusual disbursement requirements, review, and work with accounting on any discrepancies.
Ensure any changes or corrections that are not resolved by Underwriting are taken to reporting VP.
Provide motivation, leadership and guidance for Closers.Meet regularly with all teams, discuss changes, updates, etc…Maintain relationships with dealers, lenders and other Triad departments.Ensure files are followed and kept current, i.e. expiration dates, etc. and hold Team Leads accountableBalance Funding / Accounting figures at the end of the month with accounting team.Yearly reviews of department employees. Initiate compensation increases if applicable, due to performance.Ensure all training material is updated regularly.Ensure all files comply with ATR / QM / HPML / HOEPA rules and requirements.Balance investor wires received and make sure they are received timely.Communicates and interacts with performance teams, Quality Review teams, and other managers to ensure staffing needs match the capacity plan.Confirm that all team members meet the required work expectation qualitySetting and managing production and work quality expectationsHiring and onboarding (or training) of Closing staffMust also be able to step in at any time and jump in to help on any team. Must have all knowledge needed below.
Typer
Monitor all incoming loan doc requests.Ensure all necessary underwriting conditions have been cleared for doc prep.Communicate with borrowers, brokers and dealers for any additional items needed for doc prep.Verify all items entered at processing matches uploaded documents and Contract Order Form. (Address, All ID information, Home etc…)Order and review flood and tax certs from 3rd party vendors.Review property report and / or appraisal ordered by underwriters.Ensure all required UW conditions are cleared for docs.Timely and accurately enter data into system and send documents for signature.Perform related duties as assigned by supervisor.Maintain compliance with all company policies and proceduresDoc Signed
Receive, review / audit and clear incoming signed loan doc packages and stack the file for final audit.Communicate with clients, dealers and / or brokers for any additional conditions needed for completing loan.Gather and send back to underwriter all outstanding UW conditions.Keep track of paystub & loan expiration dates.Keep track of payments made before funding.Review and clear insurance.Understanding the different needs of each bank.Retype docs and forward for signature if loan or lender changes.Order and disburse all funds once loan ready to move to end lender.Send mortgages to be recorded.Perform accounting forensics if loan doesn’t reconcile after lender purchase.Perform related duties as assigned by supervisor.Maintain compliance with all company policies and procedures.Funder
Funder performs verifications on all of the above and certifies it is ready to move to bank with additional duties : Packages and sends completed files to end lender for purchase.Understanding the different needs of each bank.Send assignments to be recorded.Balances accounting discrepancies if needed and / or when lender redirect happens after funding.Perform related duties as assigned by supervisor.Maintain compliance with all company policies and proceduresMinimum Qualifications :
Required :
1-3 Mortgage closing / title experience.Maintain relationships and provide superior customer service.Must be able to Multi-taskMust have strong work ethicStrong problem-solving skillsAccuracy and attention to detailStrong verbal and written communication skillsAbility to work independently as well as in a team settingWorking knowledge of mortgage industry regulationsPreferred :Knowledge of Manufactured Housing2 plus years working knowledge of EncompassCandidate will be subject to a federal background check.
