Reports to : Property Manager & Maintenance Supervisor
Summary
The Courtesy Patrol position plays an integral role in the success of our team, our community and creating a place our residents are proud to call home. You will be responsible for providing unparalleled service to our residents by ensuring a visibly appealing presence on the property and addressing concerns as they arise. The Courtesy Patrol is responsible for maintaining safety and security on the premise.
Essential Job Functions, Duties, and Responsibilities
- Patrol all common areas and monitor building premise to prevent and detect signs of intrusion and ensure security of doors, windows, and gates
- This is not a desk job, patrolling buildings 95% of time
- Ensure all gates, doors and locks are secure
- Promptly address any resident calls for noise or disturbances while on duty
- Greet residents and guests pleasantly and provide them with information, as requested
- Verify resident information for security purposes prior to allowing access to the building
- Efficiently handle and resolve resident concerns, requests for assistance if needed
- Escort individuals when requested
- Write reports of daily activities and irregularities such as equipment or property damage, theft, presence of unauthorized persons, or unusual occurrences and give to property manager at end of every shift
- Assess situations and appropriately escalate as needed to Property Management and / or police or fire department in cases of emergency, such as fire or presence of unauthorized persons
- Inspect all exterior & interior lighting
- Interact positively with residents to maintain high levels of resident satisfaction
- Demonstrate strong professionalism and integrity as a representative of the community
- Contribute to the cleanliness and curb appeal of the community
- Comply with all industry Fair Housing rules and regulations
- Operate within OSHA (Occupational Safety and Health Act) standards and company safety policies at all times
- Other duties as assigned by Property Manager

High School Diploma or GED EquivalentMinimum one year experience in related field preferredFluent in English, verbal and writtenTools
Tools and equipment listed are representative of those typically used; other tools and equipment may be used as needed. Use of cleaning products and equipment such as vacuum cleaners, brooms and mops are required. Additionally, employee may use snow removal equipment such as shovels and / or snow blowers.
Supervisory Responsibility
This position does not have any supervisory responsibilities.
Physical Demands
While performing the duties of this job, the employee is regularly required to sit; stoop; kneel; climb stairs; crawl; lift, push or pull objects (up to 50 pounds); talk; and / or hear. The employee is frequently required to walk; stand; use hands, handle, or feel; and reach with hands and arms. Must have the ability to read, write, and communicate with internal and external customers.
