Description
Amazon’s North American Construction team is building and improving the physical infrastructure of Amazon’s online fulfillment business, including new hubs, renovations, and tenant improvements at existing fulfillment centers. The Pre‑Construction Manager serves as Amazon’s representative and the primary interface with design and engineering teams, general contractors, and other stakeholders responsible for equipping, furnishing, and operating fulfillment centers. This role combines construction engineering, planning, project management, facilities management, and contract management.
Key Responsibilities
- Project manage new construction and capacity improvement projects in North American fulfillment centers, delivery stations, and sort centers.
- Review and develop construction scopes with internal technical teams and operational customers to facilitate engineering and design efforts.
- Manage multiple projects simultaneously, from small renovations to large facilities exceeding $100 M.
- Work independently in the assigned regional area with minimal direction from leadership.
- Prepare reports, specifications, and technical analyses to define design requirements, equipment, and services for capacity expansions and remodels.
- Provide technical direction regarding engineering design, AutoCAD, building layouts, build details, schedules, and materials per NACF design parameters.
- Survey facilities, develop audit procedures, provide evaluations, and recommend solutions for infrastructure, safety, and security issues.
- Negotiate contracts and contract changes with developers and general contractors, and present formal documentation for approval.
- Ensure contracts are fit for purpose, cost‑effective, and incorporate appropriate service level agreements.
- Provide overall site management, coordination, planning, and specification of business proposals, and coordinate subcontractors.
- Facilitate due diligence evaluations of new opportunities and assess project performance through key performance indicators for safety, quality, cost, schedule, and sustainability.
- Partner with teams overseeing base building management and the transition and oversight of all turnover documentation.
- Coach and guide all project teams—developers, design engineers, general contractors, subcontractors, and internal stakeholders—throughout the full project lifecycle.
- Ensure contracted resources deliver work to meet duration and quality targets and address any under‑performance issues.
- Audit contractors to confirm labor competencies and suitability for the work deployed.
- Inform developers and contractors of projected changes in resource or work demand.
- Identify and resolve design clashes, missed issues, and schedule conflicts with other Amazon execution teams.
- Establish and operate information systems for effective scheduling and recording of contract work.
- Review designs and ongoing construction for conformance to current building specifications.
- Provide critical review of design standards to identify value engineering and enhancement opportunities.
- Track budgets, forecast costs, and manage assigned expansion, remodel, and new‑build projects.
- Review and analyze proposed cost and time change requests from external project teams and guide internal requested changes for validity and impact.
- Lead or assist in negotiations with regulatory bodies and authority having jurisdiction entities.
- Maintain clear, concise, and transparent cross‑team communication throughout project delivery.
- Be available during core working hours, with 60% regional travel and availability to work from a corporate office when not traveling.

Bachelor’s degree in Engineering, Construction Management, or a comparable field.Five or more years of experience in commercial or industrial construction as an engineer, construction manager, general contractor project manager, owner’s representative, commercial developer, or similar discipline.Five or more years of project management experience.Five or more years of experience negotiating construction, procurement, and labor contracts.Preferred Qualifications
