Job Summary
The Portfolio Manager oversees a designated group of residential properties within PPLs affordable and supportive housing portfolio. This role ensures operational excellence financial performance and resident satisfaction while aligning with PPLs mission to empower individuals and strengthen communities.
Essential Duties and Responsibilities
Marketing and Leasing :
- Oversee in collaboration with maintenance staff apartment turnovers; tracking coordinating and communicating apartment readiness with maintenance department and outside vendors
- Assist both property managers and compliance specialist with completing income certification and recertification of residents
- Assure prospective and current tenants understand and adhere to lease obligations and PPL House Rules
Budget Management :
Take appropriate rent collections actions; implement rent increases in accordance with the approved Rent MatrixPrepare monthly management and variance reports; prepare annual budget informationProperty Conditions and Operations :
Maintain appearance of properties to the best possible advantage within available resources and coordinate with Facilities Management regarding inspections maintenance and apartment turnsCoordinate maintenance and vendor readiness for agency inspectionsMonitor occupancy financial and other goals for propertiesMonitor the rent collection activities and performance of assigned TeamsMinimum Requirements
Proficient in spreadsheet and property management softwareFinancial analysis skillsKnowledge of Property Management budgeting and financial reportingFamiliarity with low-income housing funding mechanisms including subsidy and compliance programs such as LIHTC MHOP etcMust have a valid drivers license a good driving record as determined by our insurance carrier proof of insurance and access to reliable transportationEducation and Experience
Associate degree in Property Management Real Estate Management or Accounting and / or demonstrated competence in managing properties and personnel4 6 years experience in property managementOr any combination of education and experience that provides equivalent knowledge skills and abilities to perform the job duties satisfactorilySalary / Hours : Full Time / Exempt : $76900.00-$78499.00 / annually DOQ
