HVAC Maintenance Engineer
Area of Dallas : Close to Downtown, Hwy 75 between Haskell & Fitzhugh
Type of Building : Commercial Office ~254,000 SF
Pay : $70,000 - $80,000
Fan Powered Boxes (FPB) Heating & Cooling Control experience;
Pneumatically Temperature Controlled Air Handler experience;
Direct Acting and Reverse Acting Thermostats & replacement of both Johnson Temperature Controls and Barber Coleman Temperature Controls.
KMC Volume Controls;
Honeywell Pneumatic Receiver Controllers;
Powers Pneumatically Controlled Thermostats;
Johnson Controlled Pneumatic Controlled Actuators and Switches;
Pneumatically Controlled Chilled Water Valves;
Electronic to Pressure Control Boards.
Pneumatically controlled Cooling Tower Systems (Bypass Valves ;
Honeywell Temperature Controllers Independent of Building Automation Systems.
Compressor Maintenance Experience for large pneumatic compressors including high voltage experience replacing motors and motor starters, fuses and switches
Duties :
Responsible for the daily operation, maintenance, preventative maintenance and repairs at various property locations covering the following systems :
o Building Automation System Function and Controls
o HVAC; Chillers; Commercial Chilling Plant Operation; Cooling Towers and Systems
o Air Handling Systems, Controls and Variable Speed Drive Controls
o Roof Top Package Units and Controls
o Pneumatic Compressors and Systems; Water Pumps and Controls
o Supply Fans similar to Joy Fans or Flakt Fans
o Commercial Coils and Bypass Valve Assemblies, Check Valves & Controls
o Economizer Systems Large Industrial Pneumatic / Digital
o Fire Systems & Controls for Multi Story Building
o Plumbing Systems, Rest Room Maintenance and Repairs; Domestic Water Systems,
o Electrical System and Maintenance; Locate Unlabeled Circuits and Label them
o Electrical Switch Gear Maintenance and Safety Procedures
o Use of Electrical Meters for Trouble Shooting Electrical Circuits, Fuses, Breakers
A solid working knowledge of Pneumatic Mechanical Equipment and Systems is a requirement. Being able to program pneumatic thermostats and trouble shoot pneumatic controls.
Performs all necessary operational activities and ensures reliability of all mechanical systems on the property(s).
General building maintenance includes painting and repairs to doors, ceilings, roofs, floors and miscellaneous areas.
Maintains controlled security access including manual and electronic control to all affected areas.
Respond quickly to emergency situations.
Be familiar with and conform to all written operating procedures associated with property.
Coordinate maintenance efforts with outside contractors and technicians when work cannot be performed in-house.
Provides excellent customer service to all building tenants. Addresses tenant requests promptly and maintains good working relationships.
Qualifications / Requirements :
3 5 years of related experience. High school diploma or GED, CFC Universal certification, appropriate city licenses, SMA or SMT preferred.
Ability to handle multiple projects.
Strong customer service, communication and computer skills.

Available and on call 24 / 7
Able to lift 50 to 100 pounds
Able to climb ladder
Previous experience with a tenant work order system preferred
Must have reliable form of transportation in order to travel from property to property
Must have necessary tools to perform duties
