Assistant Community Manager

The Assistant Community Manager is responsible for overseeing, under the supervision of the Community Manager, the daily operations and financial functions of the housing community. You will play a vital role in delinquency management and rent collection to optimize cash flow and financial position. You will manage all phases of operations (personnel, leasing, maintenance, financial, administration & risk management) in the absence of the Community Manager. As onsite leader, you will supervise the property and staff to ensure compliance with company policies and procedures, safety and fair housing guidelines, and liability considerations.

Essential Duties & Responsibilities

Financial Management

  • Post payments and income received from applicants, current residents, and non-current residents accurately and timely.
  • Process and reconcile daily accounts receivable.
  • Monitor and follow up on bad debt, including late notices, resident and guarantor contact, and evictions.
  • Help the property meet budgeted revenues, expenses, and Net Operating Income.
  • Post charges to resident and non-current resident accounts; bill back utilities where applicable.
  • Perform end-of-month closing procedures and reporting.
  • Maintain accurate records and audit resident files for accuracy.
  • Walk units and post move-out charges, statements, and security deposit refunds.

Personnel Management

  • Regular / daily onsite attendance is required.
  • Screen, hire, train, coach, and develop onsite staff using consistent techniques and company directives.
  • Ensure staff effectiveness through ongoing training, coaching, and guidance in compliance with Asset training benchmarks.
  • Promote harmony and quality job performance through supportive leadership.
  • Ensure staff compliance with company policies and procedures.
  • Strategic leasing management and effective leasing techniques to meet closures, follow-up procedures, lease signing / documentation, and reporting systems.
  • Implement marketing strategies and systems from the annual marketing plan.
  • Address resident complaints, concerns, and requests to ensure satisfaction.
  • Develop and implement resident retention programs (e.g., events, promotions, monthly newsletter).
  • Show, lease, and move in prospective residents.
  • Administrative Management

  • Maintain excellent customer service and monitor maintenance service request turnaround and responsiveness.
  • Maintain property appearance and ensure timely repairs through regular inspections.
  • Assist with supervision of all business functions related to operations.
  • Plan and utilize property resources, equipment, and supplies economically (e.g., obtain bids, deal with inadequate service).
  • Education / Experience

  • High School Diploma or Equivalent; Bachelor’s degree preferred, or two years in the housing industry; or one to two years related experience and / or training; or equivalent combination of education and experience.
  • Ability to understand and perform onsite software functions; basic computer skills required.
  • Basic knowledge of Fair Housing Laws and OSHA requirements.
  • Physical Requirements

  • Regularly required to remain stationary or perform tasks that involve standing or sitting for prolonged periods; communicate with others; and operate related equipment.
  • Frequently move about to accomplish tasks or move between worksites.
  • Occasionally ascend / descend ladders, stairs, and similar; work in various environments; lift and place objects up to 25 lbs; operate vehicles; and work overtime as needed.
  • At Asset Living, compensation decisions consider factors such as skill set, background and training, and certifications. Full-time employees receive paid sick days and company holidays.

    Salary Range : $25 per hour to $26 per hour
