We are hiring a Full-Time Maintenance Supervisor who will provide direction, knowledge, and expertise to maintenance technicians, outside vendors, and independent contractors. The role involves negotiating contracts, obtaining vendor pricing, and making sound financial decisions. You will control maintenance inventory and property maintenance expenses, ensuring all work adheres to industry best practices, is completed safely, and within schedule.
The Maintenance Supervisor will be instrumental in maintaining the physical condition and appearance of the property, handling concerns and work requests, scheduling apartment turns, and inspecting all completed turns prior to move-in. Daily property inspections are required to identify potential hazards, schedule repairs, or assign work to maintenance staff. The role includes performing on-call emergency services and assisting in restoring apartments to "make ready" status. The candidate must be able to work indoors or outdoors in all weather conditions.
Physical requirements : Medium to heavy work involving prolonged standing, walking, climbing, stooping, kneeling, crouching, lifting up to 100 lbs, and carrying up to 50 lbs. Must have good hand dexterity, vision, and the ability to work in various weather conditions.
Qualifications : 1-3 years of verifiable apartment maintenance supervisory experience, including appliance repair, light carpentry, electrical, and plumbing. Ability to safely use maintenance tools and landscaping equipment. Valid CA driver's license, insurance, and ability to operate a vehicle for emergency and errands. High school diploma or GED required. Knowledge of Fair Housing Laws is a plus. Must have a positive customer service attitude and be willing to participate in on-call rotations, holidays, and weekends.
