Chief Engineer
The Chief Engineer is responsible for the oversight of the building maintenance of the property. This includes the interior as well as the exterior of the building. This person must be knowledgeable in HVAC, Refrigeration, and Electrical Engineering.
Performs complex analytical work in providing office and building engineering support and field engineering support to ensuring technical competence and compliance with all current codes and criteria.

The position is fundamental to the administrative and operational functions of the company / property and as such requires established organizational skills, with attention to detail and solid time management, and good interpersonal skills.
As the key employee of the building operations interior and exterior, the Chief Engineer is essential to the longevity of all equipment and the aesthetic nature of the property. The Chief Engineer must perform the job duties with a view toward projecting a professional and competent image : Service to the customer in a friendly and outgoing manner is also essential, while timelines and maintaining a clean atmosphere are key.
The position is fundamental to all mechanical functions of the community and includes working closely with the Association Manager and their maintenance team to operate the community and facilitate solutions to all types of maintenance problems within the community. Strong leadership skills, customer service skills, technical skills, and problem solving abilities are required.

Work environment includes occasional work in outside weather conditions, near moving mechanical parts, in high, precarious places, and is occasionally exposed to wet and / or humid conditions and fumes. The noise level in the work environment is usually moderate to loud.
Physical demands include standing, walking, using hands to finger, handle, feel or operate objects, tools or controls, and reach with hands and arms. The employee is occasionally required to sit; climb or balance; stoop, kneel, crouch or crawl; talk or hear; and smell. The employee must occasionally lift and / or move objects up to 25 pounds. Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception, and the ability to adjust focus.
This position requires occasional exposure to the outdoor climate and weather conditions.
Position type / expected hours of work include full-time (40 hours a week) and will require to be available for emergencies and occasional night and weekend work due to special projects. This is an exempt (salaried) position. This position will require to attend occasional off-site meetings during business hours and within the local city limits.
