We are seeking a highly skilled Commercial Roofing Estimator to join our growing Dallas team. Position Summary
The Commercial Roofing Estimator is responsible for evaluating, preparing, and managing accurate and competitive cost estimates for commercial roofing projects across all major systems and manufacturers. This position combines in-office estimating with field involvement, including job walks, preconstruction meetings, site evaluations, and active participation in project handoff and contract negotiations with clients and partners.
Key Responsibilities
Estimating and Bidding
- Prepare detailed, accurate cost estimates for commercial roofing projects, including labor, materials, equipment, subcontractors, and overhead.
- Review architectural and structural blueprints, specifications, and addenda to determine project requirements and bid scope.
- Conduct on-site job walks, pre-bid meetings, and site inspections to gather project details and ensure complete scope definition.
- Perform quantity take-offs using The EDGE Estimating Software and related digital tools (e.g., Bluebeam, On-Screen Takeoff).
- Develop, submit, and track bid proposals, ensuring all submittals and updates are complete, compliant, and professionally presented.
- Identify and incorporate Job Safety Analysis (JSA) elements into project estimates to proactively address potential hazards, site conditions, and safety requirements.
- Recommend value-engineering options and cost-saving alternatives while maintaining quality and system integrity.
Client and Vendor Relations
Develop and maintain strong working relationships with clients, general contractors, suppliers, and manufacturers.Participate in client meetings to clarify bid details, scope, and safety considerations.Negotiate contracts, terms, and pricing to achieve favorable outcomes aligned with company goals.Maintain professionalism and clear communication throughout the bidding and negotiation process.Collaboration and Project Handoff
Work closely with project management and operations teams to ensure a seamless transition from estimate to execution.Provide detailed project handoff documentation including takeoffs, assumptions, JSAs, submittal logs, and pricing breakdowns.Assist in preparing submittals, change orders, and schedule updates during the preconstruction phase.Coordinate with field superintendents and safety personnel to verify site conditions and validate JSA-based assumptions.Market Awareness and Compliance
Stay current on roofing materials, manufacturer updates, labor rates, and industry pricing trends to maintain competitiveness.Ensure estimates comply with code requirements, manufacturer specifications, warranty standards, and company quality policies.Integrate safety and regulatory standards (OSHA, local codes, manufacturer safety data) into all bid documentation .Qualifications
Minimum 5 years of experience in commercial roofing estimating, including site-based work and client negotiations.In-depth knowledge of commercial roofing systems : TPO, EPDM, PVC, Modified Bitumen, BUR, and Metal.Proficiency with The EDGE Estimating Software (required); familiarity with Bluebeam, On-Screen Takeoff, and Procore is a plus.Strong ability to read and interpret blueprints, specifications, and technical drawings.Demonstrated experience in job walks, preconstruction meetings, and contract negotiation.Knowledge of Job Safety Analysis (JSA) principles and ability to integrate safety planning into estimating processes.Proficiency in Microsoft Office Suite (Excel, Outlook, PowerPoint, Word).Excellent analytical, organizational, and communication skills with attention to accuracy and detail.Valid driver’s license and insurable driving record required.Must reside in the Greater Dallas area and be available for onsite and field-based work.What We Offer
