The CMMS Manager is responsible for overseeing the integrity and accuracy of all maintenance data within the Computerized Maintenance Management System (CMMS). This pivotal role ensures the timely generation and optimization of preventive maintenance schedules, the proper assignment and closure of work orders, and the ongoing enhancement of maintenance processes. By collaborating closely with technical staff and cross-functional departments, the CMMS Manager drives continuous improvement, supports the professional development of the maintenance team, and ensures compliance with organizational maintenance standards. The successful candidate balances data-driven analysis with hands-on process optimization to achieve operational excellence.
Key Responsibilities
- Lead a high-performing Asset Management team with strong local presence, accountability for business outcomes, and management.
- Oversee the input, accuracy, and management of maintenance data within the CMMS.
- Develop, generate, and optimize preventive maintenance schedules according to manufacturer specifications, organizational needs, and regulatory requirements.
- Ensure all work orders are properly created, assigned to the appropriate personnel, tracked, and closed out in a timely manner.
- Collaborate with technical staff, maintenance supervisors, and other departments to troubleshoot CMMS issues, gather system feedback, and implement improvements.
- Provide ongoing training, support, and documentation for CMMS users to ensure system proficiency and adoption across the organization.
- Analyze asset performance and maintenance trends by generating and distributing regular reports to stakeholders.
- Monitor and promote compliance with maintenance standards, procedures, and safety requirements within the CMMS processes.
- Identify opportunities for program enhancements, workflow improvements, and data quality initiatives, driving a culture of operational excellence.
- Support the professional growth of the maintenance team by facilitating learning opportunities and providing actionable feedback based on data analysis.
Qualifications
Bachelor's degree in Facilities Management, Engineering, Information Systems, or a related field (or equivalent experience).Proven experience (3+ years) managing CMMS platforms in an industrial, healthcare, or facilities environment.Strong knowledge of maintenance processes, asset management, and preventive maintenance best practices.Proficiency with CMMS software (e.g. IBM Maximo, Infor EAM, eMaint, etc.) and general IT / database literacy.Excellent analytical skills with a data-driven approach to problem-solving and process improvement.Effective communicator with the ability to train, mentor, and collaborate effectively across teams.Demonstrated ability to manage multiple projects and priorities in a fast-paced environment.Familiarity with compliance standards and maintenance regulations (OSHA, ISO, etc.) is a plus.Physical / Work Environment Requirements
