Currently, we are seeking an HVAC Project Manager to join our HVAC Group. This position is a leader on his / her respective projects.

He / she works with the safety, coordination, fabrication, field, subcontractors and vendors to ensure projects are completed safely, on-time, and under budget.

A project manager works with the field superintendent and foreman to maximize labor productivity while promoting the highest level of quality.

They build strong client relationships and promote the Cannistraro brand.

In this role, you will :

• Exhibit the value of competencies for the company, department, employees and business partners.
• Promote a positive safety culture by adhering to policies and procedures set out by the department.
• Establish Project Budget with Estimating and Accounting.
• Establish Project Schedule of Values with Accounting
• Solicit bids from vendors / subcontractors ; negotiate and award after properly vetting scope
• Review vendor, subcontractor and in-house shop drawings and submittals to assure they are in compliance with the project documents.
• Submit project monthly billings
• Assist Accounting with payment collections on applicable projects
• Provide accurate monthly job cost projections
• Provide accurate monthly cash flow projections
• Provide accurate monthly project manpower projections in conjunction with the project foreman and outside superintendent
• Prepare submittals for processing in CMiC
• Prepare Subcontracts and Purchase Orders for processing in CMiC
• Coordinate and release material / equipment deliveries to coincide with project schedule requirements
• Attend project management meetings
• Ensure Foreman has updated project information (drawings, specs, rfi’s, bulletins, submittals, schedules, etc.)
• Provide safety leadership role with all site / foreman interaction
• Prepare change order request estimates and submit to the client through ERP software.
• Review and update JCC manpower and schedules as needed
• Work collaboratively with lead coordinator / coordination manager to prepare JCC coordination schedule
• Review subcontractor manpower & schedule requirements
• Obtain as-built drawing from JCC & subcontractors, work with coordinators to submit as-built drawings
• Manage projects of all size and scale with moderate supervision from the group operations manager.
• Train and direct Assistant Project Manager
• Resolve contract disputes with vendors, GC’s & subcontractors in conjunction with the group operations manager if necessary
• Collaborate with group co-ops and assistant project managers to assure completion of the project closeout / O&M packages
• Participate in corporate / sales presentations
• Ability to manage projects as Prime contractor
• Ability to work in design-assist capacity
• Schedule and provide owner training on projects if necessary

A successful candidate will have :

• YEARS EXPERIENCE : 5-10
• EDUCATION : Minimum of a Bachelors’ degree required
• SOFTWARE EXPERIENCE NECESSARY :

o Microsoft Suite

o PDF Viewer(i.e. Adobe Acrobat, Bluebeam)

o Microsoft Project or equivalent scheduling software

o Navisworks

• Strong written and verbal communication skills
• Strong presentation skills
• High-level problem solving abilities
• Ability to manage shifting priorities
• Ability to manage and lead teams
• Thorough to advanced knowledge / understanding of HVAC, mechanical systems and construction industry
• Thorough knowledge of MA building codes and standards (ASHRAE, NFPA, ASME) as they relate to HVAC. Reporting Structure Reports to the HVAC Operations Manager

Physical Requirements

Sedentary Work Exerting up to 10 pounds of force occasionally (Occasionally : activity or condition exists up to 1 / 3 of the time) and / or a negligible amount of force frequently (Frequently : activity or condition exists from 1 / 3 to 2 / 3 of the time) to lift, carry, push, pull, or otherwise move objects, including the human body.

Sedentary work involves sitting most of the time but may involve walking or standing for brief periods of time. Jobs are sedentary if walking and standing are required only occasionally, and all other sedentary criteria are met.
