Building Maintenance Technician

Performs intermediate-level technical work in the maintenance and repair of various machinery and equipment depending on the assigned department. The position is responsible for ensuring safe and proper operating conditions through the application of diverse trade skills.
Work is performed under general supervision with limited latitude. Position exercises some judgment in accordance with well-defined policies, procedures, and techniques.

Minimum Qualifications :
High School Diploma / GED required; supplemented by some vocational training and two (2) or more years of technical experience in construction, carpentry, electrical, plumbing, or mechanical maintenance; demonstrated ability to operate a variety of trucks and tools; or an equivalent combination of education, training, and experience.
Certifications and Licenses :
Must possess and maintain a valid State of Florida Driver's License and the ability to drive a Village-owned vehicle per established policies, procedures, and safety guidelines.
Depending on area of assignment, a "Class A" or "Class B" Commercial Driver's License (CDL) is preferred at the time of hire, or the ability to obtain within 12 months of employment or transfer, if the job assignment includes the operation of heavy equipment.
Employees assigned to work in Utilities must have a "Tanker" endorsement on their CDL for vac trucks.
Depending on area of assignment, FEMA (Federal Emergency Management Agency) Certification is preferred at the time of hire, or the ability to obtain within 12 months of employment or transfer as necessary.
Knowledge, Skills, and Abilities :
Knowledge of basic computer applications
Depending on the area of assignment, knowledge of basic-level repair solutions may be required to ensure safe and proper operating conditions
Knowledge of machines and tools, including their designs, uses, repair and maintenance
Knowledge of principles and processes for providing outstanding customer service
Skill in working under general supervision with limited latitude and following through with assignments
Skill in performing inspections and testing as part of a regular preventive maintenance program and ensuring safe and proper operating conditions Ability to communicate during emergency situations effectively, promptly, and accurately or to avoid hazards
Ability to operate heavy equipment
Ability to establish and maintain effective and cooperative working relationships with those contacted in the course of work
Ability to oversee specific work of others when applicable
Ability to clearly communicate and understand information in English, both orally and in writing

Physical Requirements :
Depending on functional area of assignment, tasks involve the regular and, at times, sustained performance of moderately physically demanding work and may require occasional lifting, carrying, pushing and / or pulling of heavy objects or materials (up to 80 pounds). Tasks that require moving objects of significant weight require the assistance of another person and / or use of proper techniques and moving equipment. May require periodic lifting, carrying, pushing, and / or pulling of heavier objects.
Environmental Requirements :
Tasks are regularly performed inside and / or outside with potential for exposure to adverse conditions, such as dirt, dust, pollen, odors, fumes and / or poor ventilation, wetness, humidity, rain, temperature and noise extremes, machinery and / or moving vehicles, vibrations, electric currents, animals / wildlife, toxic / poisonous agents, gases or chemicals, oils and other cutting fluids, violence and / or disease, or pathogenic substances.
Sensory Requirements :
Tasks require sound and visual perception and discrimination. Tasks require oral communications ability. Must have manual dexterity and be able to perform repetitive motions of the wrists, hands, or fingers. Must be able to perceive color and depth. Tasks involve prolonged eye use and / or fine visual ability; computer work, reading text, visual inspections, or measurement devices. Must be able to follow visual cues or signals.
