The Porter is a key member of the team responsible for maintaining the cleanliness, safety, and overall appearance of the building and grounds. This role is essential in ensuring that all common areas and shared spaces remain in pristine condition, contributing to a comfortable and welcoming environment for residents and visitors. The Porter also assists residents with minor tasks, facilitates unit move-ins and move-outs, and supports the delivery process, ensuring a smooth and efficient operation of the condominium.
General Cleaning and Maintenance :
- Perform daily cleaning duties throughout common areas, including dusting, sweeping, mopping, vacuuming, and polishing to ensure that the building remains clean, organized, and inviting.
- Regularly clean and sanitize communal restrooms, ensuring they are fully stocked with necessary supplies and maintaining a high level of hygiene.
- Perform routine maintenance checks of shared spaces like hallways, stairwells, lobbies, elevators, and outdoor areas, addressing any issues promptly and reporting concerns to management.
- Proactively maintain the cleanliness of all surfaces, including windows, floors, walls, light fixtures, and furniture, ensuring a polished and professional environment.
- Related duties as assigned by Management.
Trash and Waste Management :
Manage and maintain the trash chute and compactor system, ensuring that trash disposal areas remain clean, organized, and in good working condition.Address minor issues related to trash removal and ensure smooth operation of the waste disposal systems, keeping the building free from debris and unpleasant odors.Resident Assistance and Customer Service :
Assist residents with moving packages, groceries, luggage, and other personal items as requested, offering courteous and efficient service with a focus on customer satisfaction.Provide support to residents with minor tasks, troubleshooting issues, or answering questions to maintain a smooth and comfortable living experience.Maintain a professional and friendly demeanor in all interactions with residents, guests, and staff, upholding a high standard of customer service.All porters may be cross-trained to perform basic concierge duties for the purpose of shift coverage and break coverage.Move-In / Move-Out Assistance :
Assist in facilitating unit move-ins and move-outs by coordinating with residents, vendors, and management to ensure the process runs smoothly.Help with the transportation of items, coordinate access to elevators, and ensure that common areas are protected from damage during the move-in / out process.Assist with the inspection of units during move-ins / outs to ensure that the area is left in good condition and that any necessary repairs or maintenance requests are communicated to management.Delivery Assistance :
Receive and manage incoming deliveries, including packages, furniture, or other items for residents.Ensure packages are securely stored and promptly delivered to the correct unit or designated area.Facilitate the arrival of larger deliveries, helping with coordination and ensuring that the delivery process complies with building rules and regulations.Maintenance and Safety Support :
Inspect common areas for safety hazards and promptly report any maintenance issues such as leaks, broken fixtures, or equipment malfunctions.Assist in performing minor repairs, such as painting, light carpentry, and replenishing bathroom supplies, as needed.Contribute to the overall safety of the building by adhering to safety protocols, observing security measures, and reporting potentially unsafe conditions to management.Seasonal and Special Tasks :
Assist with seasonal responsibilities, including snow removal, salting walkways, and setting up seasonal decorations, as required to ensure the property is well-maintained year-round.Support the setup and breakdown of tables, chairs, and other arrangements for community events, meetings, or special functions as needed.General Facility Maintenance :
Wet- or dry-mop floors, shampoo rugs, wash walls and glass, remove gum and graffiti, and perform other tasks to maintain the cleanliness and appearance of the building.Clean upholstered furniture, draperies, and carpets, ensuring they remain in excellent condition.Replenish light bulbs, replace cleaning supplies, and assist with organizing and storing cleaning materials and equipment.Related duties as assigned by Management.Qualifications :
High School Diploma / GED or equivalent work experience.Prior experience in janitorial, porter, or maintenance roles is preferred but not required.Skills :
Strong attention to detail and commitment to cleanliness.Ability to perform physical tasks, including lifting, carrying, and moving heavy objects.Excellent customer service and communication skills, with a friendly and professional attitude.Ability to follow instructions and respond effectively to management direction.Knowledge of safety and security procedures, with a proactive approach to reporting and addressing potential hazards.Ability to read, write, speak, and understand basic English.Working Conditions :
This position requires the ability to perform physically demanding tasks, including lifting and moving heavy objects.Must be able to work in various indoor and outdoor environments, regardless of weather conditions, and be flexible with shift scheduling.
