Overview
As a Lead Maintenance Technician, you oversee ongoing facility maintenance and repairs to keep the company's multifamily property operating and appearing at its best.
Responsibilities
- Use five-plus years of experience in property maintenance (either in a residential or hospitality setting, including at least one year of supervising others) to address work orders and other repair and maintenance issues before they escalate into major problems.
- Utilize one or more technical certifications to address critical areas such as HVAC, pool and spa maintenance (CPO), or other specialized electrical or plumbing issues when they arise.
- Proactively address routine maintenance and the general cleanliness of the property, including resident amenities such as the pool and clubhouse; be hands-on with day-to-day maintenance activities and set the tone and standard for how work gets done.
- Lead by example by assisting where needed, completing work orders, and helping other technicians with work orders; manage the Make-Ready board to keep turnover work on schedule and ensure the property grounds are maintained.
- Engage with employees and residents to understand concerns and resolve issues, demonstrating strong attention to detail and project management to find cost-effective, high-quality, timely solutions.
- Maintain a safety-first approach to all work, creating a safe environment for the team and residents; apply EPA certification where required and train the team in proper safety procedures and protocols.
- Handle on-call duties as required by the Property Management team; participate in on-call rotations for maintenance emergencies.
The Details
Work full-time Monday through Friday at the location; occasional on-call hours and possible weekends.Maintain your own tool kit; may use a company-owned or personal vehicle to move about the property or pick up supplies; valid driver's license required.Benefits include medical, dental, vision, and basic life insurance; auto-enrollment in the 401(k) plan after 60 days; paid vacation (40 hours in the first year) and paid sick leave per state requirements; holiday pay or paid holidays for six holidays per year where applicable.Qualifications

Demonstrates safety, integrity, ethics, and a customer-focused approach to residents and colleagues.Familiarity with local, state, and federal employment laws, including wage and hour, OSHA, and equal employment opportunity regulations.Regular attendance, punctuality, and strong attention to detail; ability to identify hazards and prevent issues.Familiarity with tools and materials for maintaining residential buildings; excellent verbal and written communication; respectful, responsible, and able to take ownership of tasks.Strong organizational skills, time management, and ability to work in a fast-paced environment.Basic proficiency with Microsoft Office Suite or related software.Education and Experience
High school diploma or GED required; minimum 4 years of relevant work experience (preferably in property management or hospitality); minimum 1 year supervising two or more employees.Technical degree or certifications in HVAC, plumbing, or electrical; S1 or S2 HVAC certification desirable.Experience in general building maintenance or painting in commercial or residential settings; familiarity with electrical, plumbing, carpentry, or related handyman work.Prior experience maintaining and repairing HVAC systems; own tools; valid driver's license to operate company vehicles or your own for work.Physical Requirements
Typical hours : Monday–Friday, 8 : 00 AM–5 : 00 PM, with on-call hours and occasional weekends; schedules may be adjusted during high-traffic periods with supervisor approval.Occasional travel to drive company-owned or personal vehicle for business as needed.Able to lift up to 25 pounds frequently and up to 50 pounds occasionally; able to use hands to operate tools; capable of standing, walking, climbing stairs and ladders, stooping, kneeling, crouching, or crawling in various conditions.Two Coast Living is an Equal Opportunity Employer.
