Overview

Colliers Project Leaders is currently looking for a Tenant Fit-Out Project Manager to join our Owner's Rep team in Santa Clara, CA.

The Tenant Fit-Out Project Manager is responsible for overseeing the planning, coordination, and execution of tenant-specific buildouts within active data center environments. This role manages scope, schedule, and coordination with end users, contractors, and internal teams to ensure fit-out work aligns with data hall standards, operational requirements, and safety protocols. The Project Manager serves as the primary point of contact for tenant delivery, ensuring projects are completed efficiently, safely, and with minimal impact to ongoing data center operations.

Responsibilities

Design coordination Process

• Reviews of the documents and specs provided by the customer.
• Customer RFIs (Request for Information) review
• Spec issuance and design compliance for the following scopes: Architectural Design
• Electrical Design
• Mechanical Design
• Low Voltage Infrastructure Design
• Security Infrastructure Design

Schedule Management

• Develop project milestone schedule
• Review baseline schedule with the contractors and issue final version
• Delivery from the GC of a detailed logic-linked schedule: Project schedule will include WBS breakdown including Preconstruction, Design, Permitting, Submittals, Procurement. Each WBS will have subsections of activities for each WBS
• Weekly report to summarize the schedule update

Management and Coordination

• Manage and ensure proper coordination between selected contractors through the design.

• Submittal managementSubmittals issuance and approval processes on the Procore platformReview specifications/extract pre-planned submittals on Procore platformSubmittals shall non-exclusively imply the following items:
• Cabinets – Coordinate Cabinets with LV (Low Voltage) ContractorBasket TrayFiber DuctMechanical DrawingsElectrical DrawingsHot Aisle Containment Contractor RFI Management
• RFI ManagementProcess contractor RFI’s and provide responses to project teamDocument control with contractor on design change RFI’sEstablish and oversee the RFIs on the Procore platformWeekly Submittals/RFI review meetings
• Ensure coordination between stakeholders to ensure the procurement of Owner Furnished Contractor Installed (OFCI) equipment:Cabinets/MOR’sFiber DuctFiber and Copper CablingPrefab steel HACs
• Meeting ManagementWeekly OAC MeetingContractor Design Coordination MeetingsSubmittal Review Meetings
• Security Access request management

Qualifications

• Bachelor’s Degree in Architecture, Construction Management, Engineering or related field
• 5+ years project management experience
• 3+ years data center construction experience
• General Contracting, Construction Management, or Architecture Experience preferred.
• Extensive familiarity and working knowledge of construction scheduling, project budgeting and cost controls.
• Working technical knowledge of MEP systems and how data centers operate.
• Ability to read, write and understand English for purposes of comprehending written job-related communications and verbal instructions and interactions.
