Position Summary

Perform work involving the skills of two or more maintenance or craft occupations to keep machines, mechanical equipment, or the structure of an establishment in repair. Duties may involve insulating; machining; carpentry; repairing electrical or mechanical equipment; installing, aligning, and balancing new equipment; and repairing buildings, floors, or stairs.

Essential Duties and Responsibilities

  • Repair or replace defective equipment parts using hand tools and power tools, and reassemble equipment

  • Perform routine preventive maintenance to ensure that machines continue to run smoothly, building systems operate efficiently, and the physical condition of buildings does not deteriorate

  • Diagnose mechanical problems and determine how to correct them, checking blueprints, repair manuals, and parts catalogs, as necessary

  • Inspect, operate, and test machinery and equipment in order to diagnose machine malfunctions

  • Clean and lubricate shafts, bearings, gears, and other parts of machinery

  • Adjust functional parts of devices and control instruments, using hand tools, levels, plumb bobs, and straightedges

  • Paint and repair roofs, windows, doors, floors, woodwork, plaster, drywall, and other parts of building structures

  • Maintain and repair specialized equipment and machinery

  • Follow life safety plan and comprehensive emergency management plan

  • Repair beds and furnishings

  • Change out facility bulbs when needed

  • Manage plumbing for facility

  • Relocate lifts as needed

  • Pressure clean facility areas as needed and instructed

  • Utilize Building Engines to complete all work order requests

  • Participate as a member of Life Safety and Disaster Team

  • Minor drywall damages;

  • Wall molding;

  • Window screens and blinds;

  • Installation of Appliances such as stoves, refrigerators, washers and dryers;

  • Rodent control;

  • Clean and inspect boiler and storage rooms;

  • Removing bulk trash (including appliances);

  • Toilets, sinks, vanities and disposals;

  • Caulking;

  • Manage vacant apartments by preparing them through the turnover process so apartments are ready to lease for new residents to move in;

  • Gutters, down spouts and connecting hoses;

  • Provide excellent customer service to residents;

  • Keep the grounds free of debris and trash;

  • Resolve electrical, plumbing and appliance repair;

  • Gutters, downspouts and connecting hoses.

Work Environment

This job operates in a post-acute setting. This role requires regular walking to various locations around the facility. This role also routinely comes into contact with patients who may have contagious illnesses. Team member is expected to adhere to facility’s no-smoking policy.

Physical Demands

While performing the duties of this job, the employee is regularly required to talk and hear. This position is very active and requires standing, walking, bending, kneeling, and stooping all day. The employee must frequently lift and/or move items over 60 pounds.

Position Type and Expected Hours of Work

This is a position in a post-acute setting that is open 24 hours a day, 365 days a year. Weekend and holiday shifts will be required.

HIPAA

Team members are required to adhere to policies and procedures implementing HIPAA requirements for the privacy and security of protected health information. Team member are permitted to use and/or disclose only minimum amount of Protected Health Information necessary to complete assigned tasks. Reports all suspected violation of company’s HIPAA policies or procedures to facility CEO.

Knowledge, Skills and Abilities

  • Ability to communicate effectively with internal and external customers at all levels of the organization

  • Basic computer Must have an ability to learn new systems

  • Ability to work with a culturally diverse population

  • Must have positive communication skills and demonstrated adequate maturity and patience

  • Proficient in the English Good communication (verbal and written), customer service and interpersonal skills

  • Must have good organizational skills with attention to detail

  • Must be able to successfully prioritize workload, demonstrate initiative, and analyze situations to make sound decisions

  • Must show initiative and take action on observed needs

  • HVAC Certification a plus;

    Ability to communicate effectively both in writing and verbally;

    General knowledge of all aspects of maintenance repair and service;

    Ability to lift up to 60 pounds and climb ladders;

    Valid driver’s license;

    Ability to work day, weekend, and evening hours as required;

    Apartment maintenance experience a plus;

    Minimum 1-2 years of maintenance experience with apartment experience preferred.
