Commercial Real Estate Attorney | Charleston, SC | $160,000 to $260,000 | Partnership Track
Every commercial real estate deal produces two things: a closing, and a client deciding who they’ll call next time. This firm wants that call coming to you.
I’m Clark Pollins, a recruiter at Distinct Recruitment. I’m hiring for an Am Law 200 firm that wants an experienced commercial real estate attorney in its Charleston office.
The role suits someone who wants to grow a practice and has a clear path to partnership.
Why it’s worth a move
- You get Am Law 200 resources with Charleston-sized connections. The firm has a national platform, a deep bench and big-firm clients, in an office where you know everyone by name.
- You join a nationally ranked real estate team. Your deals sit alongside some of the strongest real estate lawyers in the region, and you can bring your clients to a team they already respect.
- Your clients stay yours when a deal goes wrong. If a transaction turns into a dispute, you hand it to the firm’s real estate litigators, and the relationship stays with you.
- There’s a defined path to partnership. Building a book is how you get there, and the firm supports you while you build it.
- The billable target is 1,800 to 1,900 hours, which leaves real room in your week to go out and win clients.
- The firm works hybrid. You and the team agree how your week splits, from day one.
- You run deals from the first term sheet to the final signature, with direct client contact and minimal supervision.
What your week looks like
- Negotiating purchase and sale agreements so your client goes in protected and comes out with what they paid for.
- Taking financing documents from first draft to closing set.
- Structuring development agreements for multifamily, industrial, mixed-use and coastal projects, where timing, approvals and obligations have to hold for years.
- Handling commercial leases for landlords and tenants.
- Leading due diligence, including title, survey and zoning review.
- Owning the timeline and the closing checklist from start to finish.
One range, two levels
- Nearer $130,000: an experienced associate who already runs transactions alone and wants that independence to lead toward partnership and clients of their own.
- Nearer $260,000: someone with established client relationships or portable work, who could reach partnership sooner.
- Where you land depends on the deals you run and the clients you bring.
Who they want
- Significant experience on complex commercial real estate transactions (typically 3+ years).
- Admission to the South Carolina Bar, or eligibility to get it.
- The confidence to run a deal without someone checking your work at every turn.
- An interest in building a practice. Existing relationships help, but appetite counts too.
No resume ready? That’s fine. Pick up the phone and we’ll start there.
