Job Title : Apartment Maintenance Service Manager
Essential Staffing Solutions is seeking a dependable, hard-working, and self-motivated Service Maintenance Manager for a National Property Management Company at a prestigious apartment community.
Summary
The Maintenance Supervisor is responsible for directing the maintenance staff, overseeing the physical components of the community, scheduling contractors, managing unit turnovers, and providing quality customer care to tenants. They also oversee preventative maintenance, capital programs, and repairs. Reporting to the General Manager, the ideal candidate is kind, outgoing, passionate about problem-solving, and team-building, fostering a welcoming environment.
Job Duties
- Assist in hiring, training, and managing maintenance staff, including seasonal employees.
- Assist in preparing the annual budget with the General Manager.
- Adhere to budget guidelines for maintenance and capital programs.
- Establish maintenance schedules for the community.
- Inspect and maintain all building components regularly.
- Manage apartment turnover processes.
- Maintain inventory of supplies, materials, and equipment.
- Perform maintenance tasks as needed.
- Work with the General Manager to maintain resident relations and complete projects timely.
- Ensure maintenance procedures are followed promptly, courteously, and efficiently.
- Respond to emergency calls and provide on-call support.
- Keep shop and storage areas clean, organized, and secure.
Requirements
At least 2 years experience as a Maintenance Supervisor and 4 years in property management or multifamily maintenance.Experience in maintenance and repair of residential buildings.Proficiency with maintenance equipment and tools.Dependability and good job performance history.Basic record-keeping and reporting skills.Basic set of hand tools.Valid driver's license.HVAC and pool certification.Benefits
