Job descriptionHave fluency with all commissioning processes and deliverables covered in ASHRAE, CSA, and LEED commissioning requirements Expertise in Mechanical and Plumbing equipment / systems inspections, testing and associated commissioning activities with a strong understanding of electrical, fire protection, and control systems Monitor, review, and execute all facets of Commissioning related projects by providing exceptional technical and field activities. In addition, the candidate will be expected to demonstrate strong management and technical functions throughout the design, pre-construction, construction, and post-construction phases of projects. Liaise with facilities management and engineering services team members, outside consultants and contractors to assist CBA in leading cross functional teams on various projects. The candidate will protect JLL's contractual position and ensure our work meets contracted requirements Understanding and capability of how to develop strong Commissioning Plans and Commissioning Specifications Manage or jointly manage commissioning projects developing commissioning activity schedules and sequence-of-work. Carry out field-based commissioning activities, including : + Site visits + Develop Start-up and test forms; witness and approve contractor execution + Develop Functional Test scripts; manage, direct and witness execution + Develop Integrated Systems Test scripts, direct and witness execution Perform Commissioning Design Drawing & Specification Reviews, as well as Submittal (shop drawing) reviews Chair Commissioning Meetings Have fluency / understanding with how to use calibrated testing equipment used in the commissioning process (flow hoods, anemometers, pitot tubes, IR cameras, Power Quality Meters, various meters, etc.) Knowledge and experience in testing mechanical and HVAC&R systems including chilled water plants, AHUs / RTUs / DOAS units, boilers, thermal storage systems, building management & automation systems, fire protection systems, plumbing equipment and systems, and other commercial and industrial heating and cooling systems Develop, track and resolve issues using an Issues Log Understanding of how to develop and execute seasonal / performance tests Ability to write detailed standard operating procedures (SOPs) and Methods-of-Procedures (MOPs) Ability to develop and compile project documentation into site / project specific Systems Manuals Ability to develop / review / evaluate training programs for installed equipment and systems The candidate will support, front to back, all of the project documentation requirements. The intent is to be accountable for the preparation, review, and issuance of same, and though these tasks may be delegated, there may / will be the need to personally prepare them to meet the required timelines The candidate will perform, front to back, all of the field activity components. This includes scheduling and coordinating JLL and project team members accordingly, ensuring our requirements are fulfilled by the contractor and relevant sub-trades, and maximizing efficiency / productivity of our staff. Willingness to travel up to 50% to client sites across the USA om as-needed basis Assist the team in meeting the demanding workload Ability to manage multiple projects and assignments concurrently Ability to prioritize work assignments and tasks in alignment with business goals and demands Ability to work individually and in a team environment Strong troubleshooting & root-cause analysis skills Fee management Time / Productivity management Conflict and personality management Quality management A recognized university technical degree or equivalent. Engineering Degree is preferred LEED AP certification Experience in the use of mechanical testing meters and equipment and analyze and report on test results including portable data loggers, air flow meters, TAB reports, etc. Knowledge and experience in testing mechanical and HVAC&R systems including chilled water plants, AHUs / RTUs / DOAS units, boilers, thermal storage systems, building management & automation systems, fire protection systems, plumbing equipment and systems, and other commercial and industrial heating and cooling systems A minimum of 10 years of relevant mechanical engineering and / or field-testing experience with minimum of 5 years in providing building commissioning Strong data management skills Excellent written and verbal communication skills Proficient in MS Project, Word, and Excel Demonstrated ability to coordinate and organize multiple project schedule inputs / performance data into a master schedule platform and deliver project / program status reports as required. Demonstrated ability to analyze and report against contractor (and other third party) schedule updates received Professional Engineer / PE or PMP designation is considered an asset Any (or combination) of CEM / CBCP / CPMP designations is considered an asset Master Mechanic License is not required but an asset Willingness and ability to travel internationally when needed Work fluency in Spanish and / or Portuguese Ability to use electrical testing meters and equipment and analyze and report on test results including Power Quality Meters (PQM), thermography, NETA tests, ground tests, hi-pot, megger, etc. is an asset Experience working in a consultancy or owner organization is an asset Experience working as a Facility Manager is an asset Experience working as an operating engineer in a data center or other mission critical facility is an assetAt JLL, we give you the opportunity, knowledge and tools to own your success, because we value what makes each of us unique.
