Overview
The AC Maintenance Mechanic II is responsible for the installation, repair, maintenance and modifications of facilities and structures to include cooling towers, chillers, AHU, heating systems; and includes operations of piping systems.
Responsibilities
- Performs troubleshooting operations by diagnosing malfunctioning apparatus. Replaces and repairs equipment, valves, pumps, controls, sensors and motors
- Performs maintenance, repairs, and replacements on Large Commercial and / or Industrial HVAC elements such as heating, air conditioning and refrigeration units including but not limited to chillers, boilers and heat pumps
- Maintains electrical wiring, motors, sensors, VAV boxes, distribution and control systems in City facilities in accordance with city and building codes and manufacturer standards. Provides construction and installation services for HVAC modifications, renovations and minor / major construction projects
- Performs preventative maintenance on all types of cooling and heating systems
- Acquires, stores, and disposes all required refrigerants following all applicable State, Federal, and Local Rules and Regulations
- Utilizes Maximo software system and ensures records are correctly maintained and comply with departmental requirements, including running Maximo reports
- Trains HVAS Maintenance Mechanic I and helpers and oversees work performed by technicians and helpers
- May be asked to perform other duties as assigned
