Position Overview :
The Senior Accountant – Housing Development plays a critical role within Bellwether Housing’s Finance Department by leading accounting and reporting functions for construction and development projects.This position ensures accurate and timely project cost accounting, construction draws, capitalization, and close-out processes for all active and completed developments. This role serves as a key liaison between the Accounting and Real Estate Development teams, managing complex transactions across multiple entities and funding sources, and is ideal for an experienced accounting professional with strong technical expertise in construction, real estate development, job cost accounting, excellent analytical abilities, and familiarity with Yardi Voyager or similar ERP systems. Work Schedule :
Hybrid, 2 days onsite.Monday-Friday, 9 :
00 am – 5 : 00 pm.The final schedule is to be determined by the supervisor. Your Impact :
Development & Construction Accounting Maintain the general ledger for all active development projects, ensuring accurate accounting of construction-in-process (CIP), loans, and equity contributions. Review and process invoices, pay applications, and funding draws in accordance with budget and funding source requirements. Reconcile project budgets to general ledger accounts, identifying and explaining variances or cost overruns. Track and report use of development lines of credit, public / private funding, and tax credit investor equity. Prepare and maintain detailed roll forwards for construction-in-process, fixed assets, and developer fee receivables. Support preparation of draw packages to lenders, funders, and investors, ensuring compliance with funding agreements. Maintain lien waiver documentation and ensure all required releases are obtained prior to project close. Project Closeout & Transition Partner with Real Estate Development staff to reconcile all project activity upon completion. Prepare and record journal entries for project close-out, including capitalization, loan conversion, and ownership transfers. Assist in transitioning completed developments to Property Accounting, ensuring correct setup in Yardi and alignment of budgets and ownership structures. Support the preparation of Cost Certification Reports and liaise with external auditors as needed. Financial Reporting & Analysis Produce monthly project-level financial reports and cash flow forecasts for internal stakeholders. Assist the CFO, Controller, and Accounting Manager in preparing schedules and analyses for audits, Board Finance Committee reports, and funding partners. Prepare and review reconciliations of key development-related accounts, including loans payable, grants receivable, and deferred developer fees. Support the preparation of year-end audit schedules and documentation for development entities. Systems, Process Improvement, & Cross-Functional Collaboration Collaborate with the Real Estate Development team to ensure financial data aligns with project management and funding records. Serve as a resource for financial systems (Yardi Voyager or equivalent), particularly the Job Cost and Development modules. Identify and recommend process improvements to enhance the accuracy and efficiency of development accounting. Support integration of development accounting data into enterprise-level reporting and dashboards. Other Duties Participate in departmental and cross-functional initiatives aimed at improving financial transparency and process automation. Assist with ad hoc financial analyses and modeling for proposed projects or funding scenarios. Who You Are : Bachelor's degree in Accounting, Finance, or related field. 4+ years of progressive accounting experience, including 2+ years of construction, development, or real estate accounting. Strong knowledge of GAAP, project cost accounting, and capital asset management. Experience in preparing and analyzing complex financial statements and reconciliations. Proficiency in Excel and ERP systems (Yardi Voyager preferred). Excellent attention to detail, analytical thinking, and communication skills. Ability to manage multiple projects and meet deadlines in a collaborative environment. CPA or CMA certification. Experience with affordable housing development, LIHTC, HUD, and public / private funding sources and reporting. Familiarity with construction financing, lender compliance, and cost certification processes. Experience implementing or optimizing financial systems and workflows.
