Job Responsibilities
Financial OversightAssist in the formulation of budgets.Stay within established budget guidelines.Ensure rents are collected when due and posted; deposits are made promptly and reported in appropriate systems.Perform evictions, utility cut-offs and landlord liens as required on delinquent rents.Submit and approve invoices in the appropriate system for timely payment.Complete month-end procedures and reports including deposit accounting, variances, expiring leases, write-off register, receivable aging, security deposit activity, gross potential rent.Safeguard and reconcile the property credit card in accordance with accounting policies and deadlines.Personnel & LeadershipHire, train, motivate, supervise, discipline (including documentation) and if needed terminate on-site staff with leadership and HR approval to achieve property objectives.Conduct ongoing training with office staff and provide leadership, coaching, recognition and team development.Administrative / Office / ComplianceEnsure lease files are current and compliant with MFTE, Section 8 or other affordable program requirements.Open office on schedule and maintain office and model apartments.Attend scheduled corporate management meetings (typically quarterly).Maintain records of management activity and submit required reports to corporate on a weekly / monthly basis.Prepare for audits and complete annual reporting.Resident RelationsFoster a true sense of community and maintain a positive customer service attitude.Inspect move-ins / move-outs with residents; review notices to vacate to determine reasons for move-out.Implement policies to maintain resident communications (complaints, service requests, etc.).MaintenanceWalk and inspect property regularly, verify vacant apartment conditions.Update make-ready board; coordinate with maintenance for timely reconditioning after move-out.Oversee vendor / contractor communications and insurance certificates.Monitor all maintenance activities.Marketing / LeasingConduct market surveys and provide trend reports; engage prospective residents and handle inquiries and paperwork.Stay aware of market conditions via trade publications and professional networks.Safety and Risk ManagementReport incidents; manage workers’ compensation processes; adhere to safety programs.Understand Thrive and property-specific safety policies; conduct safety checklists with maintenance staff and monthly safety meetings.GeneralOperate in accordance with company policies; perform additional duties as assigned.Desired Skills & Experience
3+ years of property management or equivalent experience6+ months supervisory experience with demonstrated leadershipCertified Apartment Manager (CAM) preferredHigh School Diploma or equivalent preferredExperience with Yardi / CRM and On-Site preferredHistory of accurate reporting and budget oversightExperience in daily pricing and adapting to market trendsDesired Competencies
